Solera at Johnson Ranch is a gated 55+ Del Webb community of 727 single-family homes tucked into the foothills of the San Tan Mountains, about 40 miles southeast of Phoenix in San Tan Valley. Built by Del Webb (a division of Pulte Homes) between 2004 and 2008, Solera is a self-contained age-restricted enclave inside the much larger, all-ages Johnson Ranch master-planned community — the two are physically separated by a line of foothills and the 18-hole Golf Club at Johnson Ranch, giving Solera a quiet, tucked-away feel with its own dedicated gated entry. The community is built around a private 10,000-square-foot residents-only clubhouse that anchors daily life. Inside the clubhouse: a fitness center with an aerobics and dance studio, ballroom with stage, card room, billiards room, library, catering kitchen, and hobby/craft studios. Outside: a heated outdoor pool and spa, tennis courts, and a bocce ball court, all reserved exclusively for Solera residents and their guests. A full-time community activities director programs a steady lineup of classes, clubs, and social events — knitting, quilting, jewelry-making, ceramics, cards, cooking, dance, hiking, and swim groups are all active. Beyond the Solera gate, residents also have full access to the Johnson Ranch master amenities, which broadens the lifestyle considerably: additional outdoor pools, tennis and pickleball courts, a basketball court, a pitch-and-putt course, a frisbee golf course, a catch-and-release fishing pond, softball and soccer fields, a playground for visiting grandkids, and over 300 acres of walking and biking trails and greenbelts across the master community. The 7,141-yard, par-72 Johnson Ranch Golf Course (the Kenny Watkins-designed Kenny course) is public and winds through the area with dramatic San Tan Mountain backdrops — the clubhouse restaurant there serves breakfast and lunch. Del Webb built four single-story floor plans ranging from roughly 1,398 to 1,905 square feet, all with two bedrooms (many with a den option), two bathrooms, and a 2-car garage. Many homesites line the Johnson Ranch golf course or back directly up to the San Tan foothills, giving some residents untouched desert views right in their backyards. Common interior features include Corian countertops, stainless appliances, 42-inch cabinets, covered patios, and low-maintenance desert landscaping. The dual HOA structure is important to understand: residents pay both a Solera-specific HOA (roughly $57–$133/month depending on home) and the Johnson Ranch master HOA (approximately $150–$250/month), covering access to the full amenity package at both levels. Solera is managed by CCMC. Location-wise, Solera sits in a quieter, semi-rural pocket of the Southeast Valley.
