About Apache Wells

Apache Wells is an established 55+ community in east Mesa, Arizona, with roughly 1,400 homes wrapped around a semi-private 18-hole golf course. Founded in 1962 by Robert Hughes, it blends original manufactured homes (where residents own the land) with newly built stick-built homes replacing older ones. A 2009 clubhouse, resort-style pool, six pickleball courts, 40+ clubs, and the White Feather Bar & Grill anchor daily life, with Sky Harbor, Scottsdale, and Saguaro Lake each about 20 minutes away.

Apache Wells is one of east Mesa's original active adult communities, founded in 1962 by developer Robert Hughes and built out in phases through 1987. The core community spans more than 1,400 homes wrapped around an 18-hole, par-71 semi-private golf course at Apache Wells Country Club, with two additional sub-associations — the Village at Apache Wells (condos, built around 1999) and the gated Apache Wells 2 (single-level two-plex townhomes) — each operating independently with their own pools and clubhouses. The community has a genuinely evolving character. It started primarily as a manufactured-home community where residents own their land, and over the past decade many of the original mobile homes have been torn down and replaced with modern stick-built detached single-family homes. Walk the streets today and you'll find 1970s-era manufactured homes on one lot and a brand-new custom block home on the next, which is part of what keeps the price range wide — entry-level manufactured homes start under $200K while remodeled stick-builts on the golf course can push past $500K–$600K. A 2009-built clubhouse anchors the social scene with a full activity complex including a library, ballroom, computer lab, billiards, ping pong, ceramics studio, lapidary, arts and crafts rooms, and a woodworking shop. A full-time activities director runs 40+ clubs and groups covering everything from bingo, bridge, and book club to art, biking, bocce, and a coffee clutch. Outdoors, residents enjoy a resort-style pool and spa, six pickleball courts, tennis, softball (with leagues that compete against other East Valley 55+ communities), shuffleboard, horseshoes, and bocce. The community also includes a dog park, community garden, scenic lakes, gazebo, and walking and biking trails. The Apache Wells Country Club is resident-owned and semi-private — private for members November through April 14 (with weekend public shotgun starts) and open to the public during the summer season. Its White Feather Bar & Grill handles dining and is open to the public, and the 6,100-yard layout with five par-5s and six par-3s is considered playable for all skill levels. Location is a real advantage. Apache Wells sits off McDowell Road in east Mesa about 20 minutes from Phoenix Sky Harbor International Airport, 20 minutes from Scottsdale, and 20 minutes from Saguaro Lake — great for boaters, kayakers, and desert hikers. Residents are close to Mesa Arts Center, Superstition Mountain recreation, Gene Autry Park/Mesa Tennis Center, full hospital and VA medical facilities, and major East Valley shopping. Snowbirds make up a meaningful share of the population, but there's a substantial full-time community as well, and the mix of older residents who have been there for decades and newer buyers building stick-builts gives Apache Wells a friendlier, more lived-in feel than many newer cookie-cutter 55+ developments.
