Dreamland Villa is a piece of Arizona retirement history. Developed by brothers Joe and Ross Farnsworth, it broke ground in 1958 and held its grand opening in January 1959 — a full year before Del Webb's Sun City — making it the first 55+ community in Mesa and one of the oldest age-restricted communities in the United States. Construction continued in phases into the late 1970s, and today Dreamland Villa encompasses roughly 2,732 single-family homes spread across a walkable, low-density neighborhood of mid-century ranch-style houses. It remains a county island completely surrounded by the City of Mesa — a quirk of its early development that residents still take pride in. The community is notable for what it doesn't have: there is no mandatory HOA. The community is managed by Dreamland Villa Retirement Community (DVRC), a voluntary association of property owners, and amenity access runs through an optional recreation membership of roughly $270 per year. That structure keeps overall carrying costs among the lowest of any active adult community in the East Valley, and Dreamland Villa is frequently cited as one of the best value 55+ communities in the Phoenix metro. Read Hall is the primary hub and houses the business office, fitness center, woodshop, ceramics studio, art studio, lapidary room, game room, library, computer lab, card rooms, a 150-person meeting room, shuffleboard and croquet courts, two heated pools and a spa, and the long-running John's Villa Restaurant — a community institution with a loyal clientele. Farnsworth Hall is the performance and events complex, with a full-stage auditorium that hosts dances, concerts, plays, potluck dinners, and the annual art and craft shows, plus a county-certified kitchen, bocce ball and horseshoe courts, an outdoor band shell, and additional pool facilities. A nature trail winds between the two campuses and connects community gardens. A full-time activities director coordinates a steady calendar of clubs and classes — aquacise, arts and crafts, book club, bounce ball, bowling, bridge, canasta, ceramics, coffee social, computer club, quilting, wood carving, and many more. Resident-led groups like the volunteer Dreamland Villa Posse and Neighborhood Watch add a layer of peer-run security and community pride. Homes are all detached, single-story, and range from about 850 to 2,200 square feet with one to three bedrooms. Most are on septic systems — a legacy of the community's rural-county origins — and most need some degree of updating, though a large share have been renovated by current or recent owners. The resale-only market and the age of the housing stock translate directly into affordability: this is one of the few Phoenix-area 55+ options where buyers can still find well-kept homes in the mid-$200s to low-$300s. The location is a practical strength. Dreamland Villa sits in east Mesa just south of Brown Road, straddling Recker Road, with Banner Baywood Medical Center roughly two miles away. Superstition Springs Center and its 150+ retailers are about ten minutes out, downtown Phoenix is a 30-minute drive via US-60, and residents have easy access to both Phoenix Sky Harbor International and Phoenix-Mesa Gateway airports. Saguaro Lake, Canyon Lake, the Superstition Mountains, and Tonto National Forest are all within an easy day trip for residents drawn to the desert outdoors.
