Sun City Anthem at Merrill Ranch is a Del Webb 55+ active adult community in Florence, Arizona, tucked into the northern half of the larger all-ages Anthem at Merrill Ranch master plan (the southern Parkside section is built by Pulte and open to all ages). Construction began in 2006 and the community is planned for roughly 3,800 single-family homes at build-out, with Del Webb still actively building new homes. Twenty-two floor plans ranging from about 1,100 to 2,800 square feet cover the Retreat, Encore, and other series, with courtyard options, front porches, casitas, and two- and three-car garages. All homes are single-level and low-maintenance, sitting on a mix of lot sizes around a Gary Panks-designed, Troon-managed 18-hole golf course. The heart of the community is the 48,000-square-foot Union Center for Wellness and Higher Learning — a resort-scale clubhouse that houses a state-of-the-art fitness center, indoor and outdoor resort-style pools, a spa and sauna, a full restaurant and cyber café, a grand ballroom, a demonstration kitchen, hobby and craft rooms, card rooms, billiards, an indoor walking track, an aerobics and dance studio, and even an indoor rock-climbing wall. Outside there are pickleball courts, tennis courts, bocce courts, horseshoe pits, an outdoor putting green, and miles of walking and biking trails threading through open desert space. A unique draw is the on-site ASU Lifelong Learning Academy, offered in partnership with Arizona State University, which delivers both substantive coursework and casual enrichment programs right in the clubhouse. Social life is anchored by a full-time activities director and a long list of resident-run clubs — Hiking (200+ members exploring Arizona's deserts and canyons), Bingo, Bocce Social, Bridge, Bunco, Ceramics, Cooking, Cycling, Circuit Training, Core Conditioning, Biggest Losers weight loss, dance and fitness classes, community gatherings, dances, and stage performances. Because the community sits inside the broader Anthem at Merrill Ranch master plan, residents also get access to the all-ages amenities on the Parkside side: the Big Splash Water Park with waterslides, basketball and sand volleyball courts, a playground, splash pad, fishing ponds, a dog park, and sports fields — a big perk when grandchildren visit. The setting is classic high-Sonoran-desert: quiet, open, and affordable, with stacked-stone desert architecture, saguaros, and big night skies. Florence itself is a small historic town, and Sun City sits just north of downtown with a Safeway-anchored shopping center, gas station, bank, and a handful of restaurants at the community entrance. Florence Hospital is next door to the community, and Mountain Vista Medical Center and Mercy Gilbert Medical Center are within a reasonable drive. Bigger-city dining, shopping, and entertainment are about 25 minutes away in Casa Grande or Gilbert, with Phoenix and Scottsdale roughly an hour out and Phoenix Sky Harbor about 56 miles away. Residents consistently describe the community as safe, clean, well-run, and remarkably affordable for the level of amenities on offer — a true resort-style lifestyle at a price point that undercuts most Phoenix-area 55+ communities.
