Springfield is a guard-gated 55+ active adult community of 742 single-family ranch-style homes tucked into the southern edge of Chandler, Arizona, where established neighborhoods give way to low desert and the San Tan foothills. Originally developed by Pulte Homes between 1996 and 2000 (and later folded into Del Webb after Pulte's acquisition), the community has matured into a quieter, more intimate alternative to the mega-scale active adult resorts nearby — it sits on what locals call "Retirement Row," a five-mile stretch of Riggs Road that also includes Sun Lakes, SunBird, and Solera Chandler. Homes are all single-level ranch designs ranging from around 1,000 to 3,100 square feet, with two or three bedrooms, two-car garages, and tile roofs. There's one small 878 sq ft 2BR/1BA floor plan, but most are 2BR/2BA or larger. Originally none of the homes were built with fenced yards, but the HOA has relaxed that rule and block-wall fencing is now allowed with neighbor approval — a nice touch for pet owners. Some of the smaller lots back directly to walking and biking paths. The social heart of the community is a residents-only clubhouse and recreation center. Amenities include two outdoor pools (a recreational pool and a lap pool), a hot tub, a fitness center with aerobics and strength equipment, a grand ballroom, a performance/movie theater that hosts weekly movies and live showtime events, a library, card and game rooms, a billiards room, and hobby studios for ceramics, pottery, sewing, quilting, and arts and crafts. Outside, residents have tennis courts, pickleball courts, bocce ball, horseshoes, shuffleboard, and a basketball court. Running through the community is the 18-hole Springfield executive golf course — a par 61, 4,231-yard layout with three sets of tee boxes, wide forgiving fairways, and a mix of traditional and desert-style holes. It plays fast, welcomes beginners, and still offers enough undulation on the greens to challenge better players. The on-site restaurant, Grill 61, is located in the golf clubhouse and serves breakfast, lunch, and dinner daily, making it a natural gathering spot beyond just the golfing crowd. Social life revolves around a packed calendar of clubs and events: 65 Rummy, Bible study, bingo, block parties, book club, bowling, bridge, bunco, canasta, poker night, pancake breakfasts, garden club, water volleyball, and holiday parties, among many others. Residents consistently describe the neighborhood as clean, friendly, walkable, and peaceful — the small-town feel is the community's strongest calling card. Location-wise, Springfield sits about 5 miles from both the Santan Freeway (Loop 202) and I-10, putting downtown Phoenix and Scottsdale within a 20-30 minute drive. Chandler Fashion Center mall is roughly 10 miles north, and the San Tan Mountain Regional Park is a short drive south for hiking and desert views. It's an established, well-kept community for buyers who want the full active adult lifestyle without the scale (or price tag) of the largest Valley resorts.
