Sunland Springs Village

Sunland Springs Village is a 55+ active adult golf community in East Mesa, Arizona, built by Farnsworth Companies across 900 landscaped acres. Development began in 1997 and wrapped up in 2020 with 2,890 homes — a mix of single-family residences (roughly 1,100 to 3,200+ sq ft) and maintenance-free attached townhomes/garden condos (1,000 to 1,700 sq ft), many with block-wall or 2x6 frame construction. The community is non-gated and sits just north of the Superstition Freeway (US 60), with quiet cul-de-sac streets wide enough for cars and golf carts to share. The centerpiece is the Sunland Springs Golf Club — the only 27-hole golf facility in Mesa. Designed by executive-course specialist Jeff Hardin, the Par-65 course features three nine-hole layouts — Four Peaks, Superstition, and San Tan — each named for the mountain range the opening tee shot faces. The course is owned by the HOA and open to the public, which helps keep maintenance costs (and HOA dues) low. Residents can purchase Golf Shares or 6-/12-month passes at the Pro Shop. Amenities are spread across two recreation centers. The Springwood Complex is the main hub; the smaller San Tan Complex at the community's far end has its own ballroom, fitness center, and 12 lighted pickleball courts. Between the two centers, residents have access to two outdoor pools, tennis courts, bocce ball, shuffleboard, horseshoes, softball, volleyball, basketball, a dog park, and hobby/craft spaces for woodworking, ceramics, lapidary, sewing, stained glass, and arts & crafts. Each rec center has a grand ballroom with a dance floor, stage, and full kitchen used for the community's 'Top Notch' Showtime performances. A full-time activities coordinator runs a roster of 40+ chartered clubs — Ballroom Dance, Biking, Billiards, Bingo, Birders, Bocce Ball, Book Club, Bridge, Pickleball, Pet Pal (dog park socials), Bible Study, Adopt-a-Street, and many more covering cards, crafts, fitness, and special interests. Aerobics, yoga, and Zumba classes run on a regular schedule. Location is a major draw. Superstition Gateway — a large shopping plaza with major retailers, restaurants, and an IMAX theater — sits adjacent to the community. Superstition Springs Mall is a 5-15 minute drive. US-60 is a mile south, putting Phoenix-Mesa Gateway Airport and Sky Harbor within easy reach, and downtown Phoenix and Scottsdale Fashion Square about 20-30 minutes away. Many homes enjoy views of the Superstition Mountains to the east. HOA dues run about $59/month (2026 annual assessment ~$707) with an additional semi-annual $146 pickleball/dog park assessment, keeping monthly carrying costs among the lowest of any comparable Mesa 55+ community.
