Fountain of the Sun is one of East Mesa's most established 55+ communities, a guard-gated, golf-course development spread across 582 scenic acres just northwest of where the Red Mountain (202) and Superstition (US-60) freeways meet. UDC Homes broke ground in 1975 on what had been an old cotton farm and completed the final of 2,296 residences in 1987, giving the community decades to mature into a leafy, lake-dotted neighborhood where many fairway-view homes back to greenbelts, small ponds, or the 18-hole executive course that winds through the property. The housing mix here is unusually broad for a 55+ community, which is a big part of the appeal — and the reason entry prices stay accessible. Manufactured homes run roughly 1,100 to 1,900 square feet with two or three bedrooms and either a garage or covered carport. Single-family homes range from about 1,220 to 2,100 square feet, most with two-car attached garages. Townhomes and patio homes fill in the 1,000 to 1,500 square foot range, and there's a handful of condos. All residences are single-story, and exteriors lean toward muted Southwest palettes in stucco, brick, or vinyl. Because HOA fees vary so dramatically by product type and sub-neighborhood (Crescent Run, Pueblo Estates, and others each have their own fee structures), monthly dues span roughly $42 to $431 — buyers need to verify the specific home's HOA before making an offer. Day-to-day life centers on the 4,800-square-foot main clubhouse, which houses a heated pool, fitness center, ballroom, multi-purpose rooms, game rooms, library, coffee shop, and a small auditorium. Additional neighborhood pools are sprinkled throughout and reserved for residents of each pocket. Outdoor recreation is dense for the footprint: pickleball courts, six shuffleboard courts, four horseshoe pits, bocce, a softball field, and walking paths along the lakes and greenbelts. The community has an on-site post office, which longtime residents consider a small-town luxury. The Fountain of the Sun Country Club is a separate, members-only operation built around the 18-hole executive golf course. Membership is optional and sold in tiers ranging from full golf to seasonal and social-only packages, so residents who don't play can still join for the restaurant, pro shop, lounge, and country-club social calendar. The course is walkable and forgiving — a genuine executive layout suited to players of all levels rather than a tournament-length championship course. What really defines Fountain of the Sun, though, is the social fabric. A full-time activities director coordinates 50+ clubs and classes: bridge (Monday and Friday), bunco, billiards, bingo, poker, AARP, Bible study, chorus, improv, dances, ceramics, stained glass, quilting, sewing, computer club, water aerobics, yoga, Pilates, Zumba, golf leagues, pickleball club, and a softball team. Residents describe the vibe as friendly and down-to-earth — neighbors who wave, swap-meet style community events, and golf-cart drive-in movie nights at the clubhouse. The community is roughly 80% owner-occupied with a meaningful snowbird contingent that swells winter activity. Security is a real selling point: 24-hour guard-gated entry with security patrols inside. Location-wise, Fountain of the Sun sits in the 85208 zip code on the east edge of Mesa. Superstition Springs Center mall, Banner Gateway Medical Center, and a wide range of restaurants are all within a 5-minute drive. US-60 access puts Phoenix Sky Harbor International Airport and downtown Phoenix roughly 25-30 minutes away without traffic. The Superstition Mountains are a short drive east for hiking and Sunday drives.
