SunBird Golf Resort is a 320-acre guard-gated 55+ community in south Chandler, Arizona, wrapped around its own 18-hole golf course. Originally opened in 1987 as a mobile home community where residents owned their own lots, SunBird was purchased out of foreclosure in 1989 by Robson Communities — the developer behind nearby Sun Lakes — and relaunched in 1990. Robson designed a series of stick-built ranch-style homes that fit on the original small lots (most around 3,000 sq ft), and by 1998 the community sold out with 1,631 homes completed. Because of the compact lot sizes, homes here are smaller than most Arizona active adult communities — manufactured homes range from roughly 650 sq ft 1BR/1BA units up to 950 sq ft 2BR/2BA, while the stick-built homes span from about 908 sq ft to 2,250 sq ft on popular floor plans like the Tahoe, Newport, Carmel, Ventura, Augusta, and Catalina. Two-bedroom, two-bath layouts dominate, most with either a 1.5- or 2-car garage or a carport, and many residents use golf carts as their everyday vehicle around the community. The compact footprint, ownership of the land (no land-lease fees on the manufactured homes), and the fact that the community is fully built out make SunBird an affordable and low-maintenance option for retirees and snowbirds who want a small home and a big lifestyle. The centerpiece is a 43,000-square-foot recreation center that has seen over $2 million in recent updates. Inside, residents find a fitness center, grand ballroom, library, computer lab, card room, ceramics studio, arts & crafts studio, lapidary studio, billiards room, and an on-site restaurant and lounge. Outside the clubhouse are two pools and a spa, tennis courts, pickleball courts, bocce ball courts, shuffleboard, horseshoe pits, and basketball. The 4,384-yard, par-66 SunBird Golf Club — designed by Gary Panks and open for play since the early 1990s — winds through the community with water features on ten holes. It's a semi-private executive course ideal for golfers who want a shorter, less strenuous round; men's, women's, and mixed leagues host events all season. SunBird is known as one of the most friendly and active communities in the East Valley. A full-time activities director keeps a packed calendar of events, and the roster of clubs runs deep: art, bocce, pickleball, tennis, bowling, bridge, bunco, line dancing, Zumba, Dahn yoga, aerobics, Tai Chi, water volleyball, hiking, book club, Bible study, computer club, model railroad, ceramics, beading, dance and fitness classes, veterans groups (Korean War Veterans, VFW), Kare Bears and Neighbors Who Care service groups, the SunBird Community Church and chorale, an American/Italian club, and an annual Art and Fine Crafts Show in the ballroom. The community is smoke-free across most of the campus and operates a 24/7 guard gate. Location-wise, SunBird sits on Riggs Road in south Chandler — a stretch locals call "Retirement Row" because of the cluster of 55+ communities (Sun Lakes, Springfield Resort, and Solera Chandler) within about a five-mile span. The Loop 202 (Santan Freeway) is 5–7 minutes north, I-10 is about five miles west, and downtown Phoenix or Scottsdale is a 20–30 minute drive. Chandler Fashion Center and the Riggs Landing and Riggs Marketplace retail plazas are all within a 5–15 minute drive, putting everyday shopping, dining, and services close at hand.
