Sunland Village East

Sunland Village East is a large, well-established 55+ active adult community in east Mesa, Arizona, built by Farnsworth Development between 1984 and 1994 as the third of their four East Valley active adult communities. The community has 2,437 homes — 1,657 single-family detached residences and 780 attached townhomes (locally called 'condos') — all single-level, with single-family homes ranging from roughly 1,023 to 2,500 sq ft and townhomes from 844 sq ft (1BR/1BA) up to 1,700 sq ft (2BR/2BA). Townhomes offer maintenance-free 'lock and leave' living and carry an additional sub-association fee covering exterior maintenance, building insurance, and roof. Both home types are available on golf course lots; townhomes on the course are known as 'golf condos.' The community is built around an 18-hole executive golf course that is owned by the homeowners and open to the public, with homeowners able to purchase Golf Shares at the Pro Shop. On-site dining at Fat Willy's restaurant and bar is a social hub. Recreation is split between North and South recreation centers, together offering three heated outdoor pools, two jacuzzis, two state-of-the-art fitness centers with commercial equipment, a pickleball complex with six regulation lighted courts, a tennis complex with six lighted courts, bocce ball, shuffleboard, and a premier softball field. The woodshop is widely regarded as one of the best-equipped retirement-community woodshops in the East Valley. Additional indoor amenities include a large auditorium for concerts and dances, billiards room, card and poker rooms, computer lab, library, lounges, ceramics studio, and arts & crafts rooms. Socially, SVE is known for a strong volunteer ethos and a full-time activities director who keeps a packed calendar of clubs, classes, and events — card games (500, bridge, poker), bocce, bowling, billiards, aerobics, arts & crafts, ceramics, woodworking, book club, Bible study, an Alzheimer support group, travel and more. Regular events include comedy dinner shows, outdoor concerts, holiday dances, talent shows, bingo, pancake breakfasts, ice cream socials, and a monthly farmers market. The community operates as an 80/20 age-restricted community — 80% of homes must have a resident 55+, the remaining 20% must be 45+, and no children under 19 may live full-time. Governance is resident-driven: Sunland Village East is a self-managed master HOA with a volunteer board of directors, and dues are notably low (around $76/month for single-family homes), with townhome owners paying an additional condo sub-association fee for exterior maintenance. The location — near Baseline Road and Sossaman Road at the junction of the Superstition Freeway (US 60) and the Santan Freeway (Loop 202) — is a major draw: Superstition Springs Mall is minutes away, east-facing homes enjoy Superstition Mountain views, and the Salt River lakes, Usery Mountain Regional Park, and desert recreation are within a short drive. Compared to newer East Valley active adult communities, SVE stands out for its mature landscaping, lower price points, low HOA fees, and unusually deep amenity set for a community of its vintage.
