Leisure World Arizona is a gated, 55+ active adult community spanning 958 acres in east Mesa, established in 1973 as one of the pioneering retirement communities developed by the Rossmoor Corporation. The community consists of 2,664 homes — nearly 500 condominiums and more than 2,100 single-family residences — with over 40 floor plans ranging from roughly 630 to 3,400 square feet, built between 1973 and 1992. Homes include ranch-style single-family houses, attached villas/townhomes, duplexes, and condos, many with views of the Superstition Mountains to the east or of the community's two private 18-hole golf courses (Coyote Run and the Leisure World course). Leisure World operates on an 80/20 rule: at least one occupant must be 55+, and the community accepts residents as young as 45 so long as 80% of homes have a 55+ resident. No permanent residents under 19. Residing on an unincorporated county island surrounded by the city of Mesa, the HOA functions as a de facto local government — the community runs its own private security department (Maricopa County Sheriff provides police services), contracts fire and ambulance through Rural Metro, handles road repairs, and provides curbside trash and recycling. The HOA is subdivided into seven distinct voter districts, each electing a representative to the board of directors. Residents call it "Disneyland for adults." The recreation center includes a 10,000-square-foot state-of-the-art fitness center with certified trainers offering group and individual instruction, plus an aquatic center, sauna, and resistance/lap pools. Dedicated hobby spaces include an arts and crafts building with ceramics and sewing studios, a woodworking shop, a billiard room, a card room, a computer lab, a community library, and a 75-seat auditorium/theater. Outdoor amenities include 16 pickleball courts, 10 lighted tennis courts, shuffleboard, a sports court, and the two 18-hole golf courses with driving range and pro shop (resident day-pass rates around 50% off and discounted annual memberships). Twelve man-made lakes wind through the property, contributing to the small-town feel. The community also operates its own post office and monthly newspaper, has an on-site wellness center staffed by registered nurses, a ballroom for social events, a restaurant/café, and travel agents on the grounds to coordinate group trips. A full-time activities director supports dozens of resident-run clubs — ACBL Bridge, Aerospace, Art Association, Barbershoppers, Bible Study, Big Band, Bingo, Body Sculpture, Alzheimer's Support, and many more catering to nearly every interest and religious tradition. Location is a huge draw. Leisure World sits at Broadway and Power Roads in east Mesa, directly across the street from Superstition Springs Center mall, with Banner Baywood Medical Center within five minutes. US-60 is about a mile away and Loop 202 is close by, putting Phoenix Sky Harbor, downtown Phoenix, and Scottsdale Fashion Square all 20–30 minutes away. HOA fees vary widely by section because some areas are desert-landscaped and others have full grass/lawn coverage — grassy-section fees are higher but include exterior painting every ~5 years and structural insurance (studs-out). Condos carry a combined HOA/condo fee that ranges roughly $650–$1,250/mo. Median sale price over the past 12 months is around $360,000, with single-family homes typically trading between $300K and $600K and condos from roughly $200K to $400K.
