Sun Lakes is Robson Resort Communities' flagship development — the 55+ master-planned community that launched an entire industry when Edward J. Robson broke ground on Arizona farmland in 1972. Today it's a fully built-out, sold-out community of approximately 10,000 homes spread across five distinct country club neighborhoods just south of Chandler in the East Valley of metro Phoenix. The five neighborhoods each have their own personality, golf course, and amenity center: Sun Lakes Country Club (SLHOA1, 1972, 2,139 homes, non-gated) is the original phase and includes some manufactured housing alongside single-family homes. Cottonwood (1979-1995, 2,736 homes) and Palo Verde (1983-1996, 1,073 homes, the first gated neighborhood) share SLHOA2 and all amenities. Ironwood (1987-2001, 734 homes, gated) and Oakwood (1994-2006, 3,285 homes, gated, the newest and most upscale) operate together as IronOaks under SLHOA3. Homeowners in any neighborhood have access to the other Sun Lakes communities — Sun Lakes CC, Cottonwood, and Palo Verde are private to homeowners and guests, while Ironwood and Oakwood are open to the public with homeowners receiving preferred tee times. The recreational footprint is enormous: five golf courses totaling 45+ holes (Oakwood alone has three 9-hole courses rotated into 18-hole play), tennis complexes, pickleball courts, multiple heated pools and spas, fitness centers, walking and biking trails, and five on-site restaurants including the renovated Stone & Barrel at IronOaks with lake views. The community supports 100+ clubs and organizations covering everything from art league, ballroom dance, and barbershop harmony to bible study, bingo, bowling league, bunco, billiards, and craft groups. A year-round social calendar of catered dinners, dances, themed parties, live music, and bus trips keeps residents engaged. Home styles range from manufactured homes and attached villas in the older phases to traditional single-family homes and upscale patio homes in Oakwood, roughly 1,000 to 3,500 square feet. Because the community is fully built out, all inventory is resale — no new construction — which keeps entry pricing accessible while premium renovated homes on the lake or golf course command top dollar. Strictly speaking, the community is 55+ but has voluntarily adopted a 40+/55+ policy allowing up to 20% of households to include at least one member aged 40-55, a common HUD-compliant structure. Location is a major draw: 8 miles from downtown Chandler, 25 miles southeast of downtown Phoenix, 2.5 miles east of I-10, with Chandler Fashion Center, Intel's Ocotillo campus, and major medical facilities all within a short drive. Golf carts are genuinely part of the culture here — residents decorate them, parade them during the holidays, and use them as everyday transportation within Sun Lakes.
