Ahwatukee Retirement Village is an established 55+ community tucked into the Ahwatukee Foothills area of Phoenix, just 15 minutes south of downtown and sheltered from the city by the scenic South Mountains. Originally developed starting in 1971 by the Presley Company — owned by Elvis Presley's uncle — the community was built out between 1974 and 1987 and today comprises 1,686 single-family and attached patio homes. Many residences wrap around the Ahwatukee Country Club golf course, offering course and mountain views, and homes range from roughly 892 to 2,700 square feet with two to five bedrooms. The heart of community life is the Ahwatukee Recreation Center (ARC), a private three-building complex reserved exclusively for 55+ residents of the restricted neighborhoods. The main building houses multipurpose club rooms, a grand ballroom for dances and special events, a library with hundreds of titles, a billiards room, and a gift shop stocked with member-made crafts. A dedicated arts and crafts building is home to a fully-equipped woodshop, lapidary studio, stained glass studio, ceramics and clay studio, quilting and home arts spaces, and painting groups — the annual Arts and Crafts Fair each November showcases residents' work. The health and wellness facility features a state-of-the-art fitness center, aerobics studio, therapeutic indoor pool with sauna and spa, and free classes including water aerobics, Zumba, Pilates, yoga, and boot camp. Outdoors, residents enjoy a large heated outdoor pool, pickleball courts, tennis courts, ten shuffleboard courts, bocce ball courts, and a dedicated lawn bowling green. More than 40 active clubs and groups meet regularly, covering everything from Mahjong, bridge, bunco, and canasta to ARC Singers, jam sessions, readers' and writers' groups, travel clubs, and special interest organizations. Evening programming keeps the calendar full with dances, live entertainment, educational lectures, and social events. Location is a major strength. The community sits just west of I-10, with South Mountain Park and Preserve — one of the largest municipal parks in the country — right next door for hiking and biking. Ahwatukee Foothills Towne Center is two miles away with an AMC theater, Best Buy, Old Navy Outlet, grocery, banks, and dozens of restaurants. Mesa, Chandler, and Tempe are all under 20 minutes away, Phoenix Sky Harbor International Airport is just nine miles out, and downtown Phoenix is about 15 minutes north. The HOA assessment is notably low at roughly $22/month for community management, though the ARC recreation assessment is billed separately to fund the amenity complex.
