Regency at Summerlin is Toll Brothers' first active adult community in Las Vegas, a guard-gated 55+ enclave of 448 single-story homes spread across 100+ acres of elevated desert terrain in The Cliffs Village of Summerlin South. Developed between 2016 and 2023, the community was named "Best Age-Qualified Senior Living Community" in 2017 and has maintained a reputation as one of the most upscale age-restricted neighborhoods in the Las Vegas Valley. Homes are organized into three distinct collections — Summit, Palisades, and Pinnacle — with nine single-story floor plans ranging from roughly 1,665 to 2,424 square feet (larger custom builds go higher). The Summit Collection offers the most attainable entry point with three designs featuring gourmet kitchens, spacious great rooms, and covered patios. The Palisades Collection steps up the luxury with three more spacious designs and front, rear, or side courtyards. The Pinnacle Collection is the top tier, with three floor plans from ~2,235 to 2,659 sq ft, oversized garages, expansive covered patios, and flex spaces that can be personalized as offices, hobby rooms, or additional bedrooms. All homes embody desert-contemporary architecture — flat rooflines, clean geometry, and minimalist exteriors designed to settle into the surrounding landscape. Most are 2-bedroom, 2–2.5-bath designs with two-car garages, 10-foot ceilings, and Toll Brothers' hallmark level of customization during the build process. The heart of the community is a 22,000-square-foot resort-style clubhouse (expanded from the original 16,000 sq ft) that functions as the social hub. Inside residents find a full state-of-the-art fitness center, an indoor heated lap pool, a demonstration kitchen, game rooms, a library, a massage/spa room, and multiple social lounges. Outside, an outdoor resort-style pool and spa sit alongside tennis courts, pickleball courts, and bocce ball courts, with walking and biking trails connecting into Summerlin's broader 150+ mile trail network. An on-site lifestyle director organizes a full calendar of clubs, classes, cocktail parties, card and billiard tournaments, golf outings, and day trips, giving residents a ready-made social life from move-in day. Location is the community's not-so-secret weapon. Regency sits on the southwestern rim of the valley, up against the dramatic ridgeline of Red Rock Canyon — residents get unobstructed mountain views from one side of many streets and sweeping city/Strip views from the other. The 215 Beltway is minutes away, putting Downtown Summerlin (shopping, dining, Las Vegas Ballpark) about 10 minutes north, the Strip roughly 12 miles east, and Harry Reid International Airport about 16 miles away. Red Rock Canyon National Conservation Area is essentially in the backyard for hiking and cycling; Mount Charleston (summer hiking, winter skiing) is 35 miles northwest; and Lake Mead is a 30-minute drive for boating and fishing. With over 300 days of sunshine, no state income tax, and Nevada's low property tax rates, Regency has become a destination for retirees relocating from California and the Pacific Northwest looking for a luxury lock-and-leave lifestyle.
