Homes built after 2010 are typically on a lot lease running roughly $325 to $475 per month on top of the HOA fee, which can meaningfully change a buyer's total monthly carrying cost. Prospective buyers should always confirm which ownership structure applies to any specific home. The social calendar leans into the "fun desert neighborhood" vibe: casino nights, movie nights, line dancing, community cookouts and BBQs, billiards and horseshoe tournaments, bocce play, arts and crafts, and organized group activities run by the residents' Activities Committee. It's a small, tight community where most people know each other — closer in feel to a friendly neighborhood than a sprawling resort. Location-wise, Desert Greens sits next door to the Desert View Regional Medical Center (a 70,000-square-foot acute care hospital) and an adjacent VA clinic, which is a significant draw for retirees who want healthcare a short walk from home. Pahrump itself offers several casinos (Pahrump Nugget, Saddle West, Lakeside, Irene's), grocery stores, restaurants, and a Walmart within a few miles. Nevada has no state income tax, and Nye County property taxes are famously low, which stretches fixed retirement incomes. For longer trips, Harry Reid International Airport (formerly McCarran) is about 60 to 75 miles east over Highway 160, and Death Valley National Park, Tecopa Hot Springs, China Ranch Date Farm, and the Rhyolite ghost town are all within day-trip range to the west. Desert Greens works best for buyers looking for an affordable, low-maintenance desert retirement with real amenities — golf included, pool and clubhouse included, no-tax state — and who are comfortable with manufactured-home construction. The dual ownership structure is the single biggest thing to understand before making an offer.
