Sun City Aliante is a Del Webb-built 55+ active adult community in North Las Vegas, Nevada, set on roughly 1,000 acres at the northern edge of the Las Vegas Valley — just 14 miles north of the Las Vegas Strip along the I-215 Beltway. Built between 2003 and 2008, the community sold out within about five years of opening and today consists of 2,028 single-story single-family homes wrapped around the public Aliante Golf Club, an 18-hole, 6,900-yard course that has been named among the top public courses in Las Vegas. The community is the only age-restricted portion of the larger Aliante master-planned community, which spans about 20 sub-associations and includes 465 acres of dedicated recreation land, 24 miles of lighted walking and biking trails, and several neighborhood parks with man-made lakes and cascading waterfalls. Homes here are single-story ranch-style residences in seven floor plans — Heather (1,155 sq ft), Sage (1,239), Primrose (1,424), Laurel (1,576), Cedar (1,716), Helena (1,920), and Coronado (2,105) — with 2 to 3 bedrooms, two baths, attached two-car garages, and open layouts. Many back directly onto the golf course or offer views of the Sheep Mountain Range to the north or snow-capped Mt. Charleston to the west. The two largest Helena and Coronado models are considered rare finds, with fewer than 200 built community-wide. All homes feature water-wise desert landscaping, contributing to low utility and maintenance costs. The centerpiece of community life is a roughly 22,000-square-foot clubhouse and recreation center with an indoor lap pool and spa, a full fitness center with cardio and weight equipment, an aerobics and dance studio, a grand ballroom, billiards room, card rooms, craft and hobby studios, a library, computer room, and an on-site restaurant. Outdoor amenities surrounding the clubhouse include tennis courts, pickleball courts, bocce ball courts, horseshoe pits, and the lighted trail network that connects to the broader Aliante master plan. An on-site lifestyle director coordinates an ever-rotating calendar of events, and residents organize more than 40 sanctioned clubs and special interest groups covering everything from woodworking, jewelry making, and baking to poker, chess, rummikub, line dancing, aqua zumba, tai chi, and singing. UNLV offers on-site lectures and continuing-education classes to residents. Location is one of Sun City Aliante's strongest selling points. The Aliante Casino + Hotel + Spa — with six restaurants, a 16-screen cineplex, live concert venue, and casino gaming — sits within walking distance of the clubhouse, and the surrounding Aliante master plan includes 100 acres of commercial development with grocery stores (Smith's, Walmart, Target), pharmacies, and everyday conveniences. Tule Springs Fossil Beds National Monument borders the community to the north, Nellis Air Force Base (home of the Thunderbirds) is 11 miles east, and Red Rock Canyon, Mt. Charleston, Lake Mead, and Valley of Fire State Park are all within an easy drive. The Strip, downtown Las Vegas, and Harry Reid International Airport are all reachable in 20–30 minutes via I-215. The community is guard-gated, well-maintained, and consistently cited by residents as one of the best values in 55+ Las Vegas living, with notably lower HOA fees than most Vegas active-adult communities.
