Sun City Anthem is Nevada's largest and most established 55+ community, developed by Del Webb between 1998 and 2008 in the foothills of the Black Mountain (McCullough) Range in Henderson. Perched roughly 2,800 feet above sea level — about 800 to 1,000 feet above the Las Vegas Valley floor — the community enjoys cooler temperatures, cleaner air, and sweeping panoramic views of the Las Vegas Strip, the surrounding mountain ranges, and the valley below. Part of the 5,000-acre Anthem master-planned community, Sun City Anthem is its dedicated age-restricted neighborhood, comprising 7,144 single-story resale homes spread across 23 villages. The scale of amenities here is what residents talk about most. Three recreation centers totaling more than 130,000 square feet anchor daily life. The flagship Anthem Center (77,000 sq ft) houses the main fitness center with indoor and outdoor pools, an indoor walking track, ceramics and woodworking studios, a computer lab and classroom, card and billiards rooms, a massage room, a sewing/quilting area, and eight meeting rooms, all with panoramic views of the Revere Golf Club and valley. Independence Center (31,000 sq ft) hosts the 300-seat Freedom Hall theater with its own television studio, along with a library, arts & crafts room, fitness and aerobics space, meeting rooms, and an outdoor covered patio. Liberty Center (22,000 sq ft), the newest of the three, adds additional indoor and outdoor pools, a warm-water resistance pool for aquatic fitness, a secondary fitness center, and multi-purpose rooms. Outdoor amenities include pickleball, tennis (with a championship court featuring stadium seating), bocce ball, horseshoes, and miles of walking trails — including the Shadow Canyon Trailhead, which connects into the surrounding desert trail system. Golf is a defining feature. The Revere Golf Club sits within the community and offers two 18-hole championship courses — Lexington and Concord — designed by Billy Casper and Greg Nash and managed by Troon Golf. Residents receive discounts at the courses and can walk or cart over to Buckman's Grille at the 23,000-square-foot golf clubhouse for dinner or drinks. The Revere Club, with views of the Strip and the surrounding desert canyons, is widely regarded as one of the premier golf venues in southern Nevada. Social life revolves around more than 50 active clubs and interest groups covering everything from arts & crafts, ballroom dance, billiards, book clubs, bowling, hiking, bridge, and gardening to amateur radio, the Anthem Authors writing group, Anthem's Got Talent, Bid Whist, political clubs, pet lovers, and a dedicated Veterans Hall. A full-time activities director plans events, and residents also enjoy shows at Freedom Hall — including a recurring Sun City Anthem Variety Show twice monthly featuring local and Strip performers. Group travel programs, happy hours, potlucks, neighborhood barbecues, and continuing-education classes round out the calendar. Homes span 33 floor plans across several collections — from the compact Cottages (1,080–1,160 sq ft, built 2001-2002) and Classic series (1,235–1,596 sq ft) up through the flagship Anthem model at 3,175 sq ft. Most are single-story with 2–3 bedrooms, 2–3.5 baths, and 2–3 car garages; many include dens, casitas, golf cart garages, or private pool options. Pinnacle Village is the only fully gated section within Sun City Anthem, and Terra Bella offers a newer gated condominium enclave with its own pool and clubhouse. The community is fully built out with no new construction — all inventory is resale — and mature landscaping throughout reflects the 25+ years since groundbreaking, including a Water Conservation Award-winning desert-appropriate redesign. Location is a major draw. Henderson ranks among the safest large cities in the United States, and Sun City Anthem residents access Las Vegas Strip entertainment, Harry Reid International Airport, Allegiant Stadium, and T-Mobile Arena within roughly 20 minutes via I-215. Healthcare is close — St. Rose Dominican Hospital (Siena Campus) sits about four miles away along with multiple urgent cares and specialist offices. Grocery and everyday shopping (Vons, Trader Joe's, Albertsons, Sprouts, Smith's) are within five miles, and The District at Green Valley Ranch, M Resort, and Green Valley Ranch Resort provide nearby dining and entertainment. Lake Mead, Lake Las Vegas, and Sloan Canyon National Conservation Area are within easy reach for outdoor recreation. Nevada's favorable tax climate (no state income tax) is an added draw for retirees relocating from California and other high-tax states.
