Four Seasons at El Dorado Hills is a 460-home gated 55+ community tucked into the golden Sierra foothills of El Dorado County, California, about 30 minutes east of downtown Sacramento and a few miles from Folsom Lake. Built by K. Hovnanian between 2004 and 2009, it's the most established — and largest — active adult community in the El Dorado Hills area, and all homes are resale (no new construction or builder premiums). Ten single-story floor plans range from roughly 1,389 to 3,245 square feet, with two- to four-bedroom layouts and two-car garages. Three elevations are available on each model, giving the streetscape a varied, settled look rather than a tract feel. The social heart of the community is The Lodge, a 12,500-square-foot clubhouse with a double-sided fireplace entry, a media lounge with a big-screen TV, a library with computers, an arts and crafts room for pottery and needlepoint, a ballroom with a commercial chef's kitchen, a fitness center with showers and sauna, a billiards room, and a card room. Outdoor amenities include an Olympic-sized heated lap pool and spa, lighted tennis courts, bocce ball, shuffleboard, horseshoes, and outdoor fireplaces with BBQ facilities. Miles of walking paths wind through the natural landscape surrounding the homes. What sets Four Seasons apart is its agricultural side. A two-acre community garden complex includes a rose garden, an orchard, an herb garden, six raised handicapped-accessible beds, and eighteen individual garden plots — plus a community vineyard where residents grow grapes. That scale of shared horticulture is genuinely unusual for a 55+ community and attracts a particular kind of hands-on, outdoorsy retiree. Social life is robust. Clubs and interest groups include art, Bible study, billiards, bingo, bocce ball, book club, bridge, bunco, cancer support, poker, yoga, pickleball, and dozens more. Residents organize dances, dinners, parties, and seminars, and the ballroom hosts regular catered events. Multiple residents specifically cite neighbor friendliness as a deciding factor in moving in. There are no Mello-Roos taxes — a meaningful financial advantage over newer El Dorado County and Folsom-area communities where Mello-Roos assessments can add thousands per year. HOA fees run approximately $225–$235 per month and cover common area maintenance and amenities. The location is a genuine sweet spot. El Dorado Hills Town Center — with grocery, dining, movies, services, and a summertime concert series — is minutes away. Folsom Lake State Recreation Area and the American River Parkway put boating, fishing, hiking, and cycling in easy reach. Highway 50 runs through El Dorado Hills and provides a clean shot west to Sacramento or east to South Lake Tahoe, making weekend trips to the Sierra effortless. Sacramento International Airport is about 40 miles and roughly 50 minutes away.
