Springfield at Whitney Oaks is a nationally award-winning 55+ gated active adult community tucked into the oak-studded hills of Rocklin, California, about 20 miles northeast of Sacramento. Built by Pulte Homes between 1998 and 2003, the community of 868 single-family homes was selected by the National Council on Seniors Housing as the nation's best seniors housing development. Springfield sits on a ridge between Whitney Oaks on one side and Clover Valley on the other, giving residents sweeping 360-degree views of Placer County, the Sierra Nevada foothills, the Sutter Buttes, and the Sacramento skyline. Springfield is a gated enclave within the larger Whitney Oaks master-planned community, so residents belong to two associations — Springfield HOA (covers front-yard maintenance, common grounds, and the clubhouses) and the Whitney Oaks Community Association (WOCA, which maintains the privacy gates, streets, sidewalks, and drainage, and manages gate access). That dual structure is a quirk worth understanding before buying. Homes come in 21 different single-family floor plans ranging from roughly 1,100 to nearly 3,500 square feet, with 1–3 bedrooms and 2–3.5 baths. Most feature a 2-car garage; larger plans offer a 3-car garage or an additional golf cart bay. The community sold out of new construction in 2003, so all inventory is resale — though many homes have been thoughtfully updated for today's buyers. Popular floor plans residents talk about by name include the Stoneman, Hopkins, Perkins, Crocker, Whitney, Grayson, and Kasberg. Amenities are anchored by two clubhouses. The Gables is the 6,000-square-foot main clubhouse with two fitness rooms (one aerobics, one cardio), a ballroom for social events, a craft room with a kiln, an arts studio, a business center with computers and a scanner, and a lounge. The Oaks is the smaller secondary clubhouse with a billiards room, card room, lounge, and activities area. Outside there are two swimming pools and an outdoor spa, eight lighted pickleball courts, four lighted tennis courts, two lighted bocce ball lanes, and a network of nine paved and decomposed-granite walking trails weaving through greenbelts and wetlands filled with deer, wild turkeys, and songbirds. A locked pedestrian gate gives residents direct access down to the Whitney Oaks Golf Club, a Johnny Miller-designed 18-hole, 6,800-yard course that's open to the public with optional memberships. Social life runs deep here — over 30 active clubs and interest groups cover cards, bridge, dancing, art, ceramics, travel, books, music, golf, tennis, pickleball, bocce, walking, and more. A community activities director keeps a steady calendar of fitness classes, events, and outings, and the Senior Golf Club arranges weekly play at local courses at reduced rates. Residents describe the vibe as small-town, friendly, and casual — close-knit without being cliquish. Winters are mild enough that the outdoor amenities are used year-round. Location is a major selling point. Rocklin is a clean, safe city of around 70,000 in south Placer County with a desirable Northern California climate. The Westfield Galleria at Roseville (190 stores) and the upscale Fountains at Roseville are just minutes away, along with abundant dining, medical care, and community colleges. Springfield is within a two-hour drive of San Francisco, Napa Valley wine country, and Lake Tahoe — and about two hours from Reno in the other direction.</parameter>
