Heritage Solaire is a gated, 55+ active adult community in Roseville, California, built by Lennar from 2018 through 2022 on a 54-acre site in West Roseville (95747). The community is now complete with 493 single-story single-family homes spread across three collections — Larissa, Meridian, and Eclipse — offering ten floor plans ranging from roughly 1,446 to 2,766 square feet. Every home ships with Lennar's Everything's Included package, meaning granite or quartz counters, stainless appliances, upgraded cabinetry, owned rooftop solar, tankless water heaters, and integrated smart-home technology (Amazon Alexa, Ring, Wave thermostats, wifi heat mapping) as standard — not add-ons. Low-water-use landscaping is standard throughout, giving the community a genuinely eco-forward identity that's unusual in the 55+ space. Community life revolves around the 5,900-square-foot Sol Centre clubhouse, open seven days a week. Inside you'll find a large gathering room (the Twilight Room) available for resident rental, a fully equipped entertainer's kitchen, the Sky Room TV lounge, the Sol Play card room, a wine bar with personal wine storage lockers residents can rent, and the Sol Fit fitness center with modern cardio machines, free weights, and a dedicated stretch/aerobics studio. Outside, residents enjoy a Jr. Olympic-sized pool and heated spa, 3 pickleball courts, 2 bocce courts, a tennis court, three BBQ stations with dining and seating areas, a raised-bed community garden, and an amphitheater that hosts community events. Green space and walking paths thread between neighborhoods. The social scene is resident-driven rather than top-down programmed. Clubs and interest groups have formed organically around pickleball, bocce, cards, dominoes, crafting, books, wine, and gardening, and the HOA's mantra is that no club is ever full — newcomers are always welcome. Resident-run committees (Lifestyle, Architectural, Finance, Facilities, Technology) keep operations transparent, with open monthly board meetings. Fitness programming includes water aerobics, fitness classes, and gym training, while the broader Roseville area supplies walking, hiking, and biking trails just outside the gates. Location is one of the community's strongest cards. Heritage Solaire sits at Pleasant Grove Blvd and Westbrook Blvd in West Roseville, about 10 miles north of Sacramento and roughly 25 minutes from downtown. Sutter Roseville and Kaiser Permanente medical centers are minutes away, and the Westfield Galleria at Roseville, The Fountains, Costco, Whole Foods, and Raley's all sit within a ten-minute drive. Nine golf courses are within ten miles (Morgan Creek is the local favorite), Thunder Valley Casino is nearby, and Lake Tahoe, Napa Valley wineries, and the northern Sierra are all comfortable day trips via I-80. Sacramento International Airport is about 20 miles away. Buyers should budget for a Mello-Roos special assessment in addition to the monthly HOA — it's a real cost to factor in but is standard for newer West Roseville developments.
