The Club at WestPark is a gated, 55+ active adult community of 704 single-family homes tucked inside the 1,483-acre master-planned WestPark development in west Roseville, California. Del Webb (a division of Pulte Homes) built the community from 2006 to 2014 across nine single-story floor plans ranging from 1,329 to 2,815 square feet — the Bailey, Nichols, Berry, Sheley, Stadley, Holsinger, Bowen, Cooper, and others — with two to four bedrooms, two to three bathrooms, and one- to three-car attached garages. Homes feature 10-foot ceilings, 8-foot doors, granite countertops, Merillat cabinetry, GE Profile appliances, Milgard windows, and security systems, with many including aging-in-place touches like walk-in showers and grab bars. The heart of the community is The Retreat, a 10,000-square-foot clubhouse with a 24-hour fitness center, aerobics and dance studio, arts and crafts studio, card and billiards rooms, a library, a business center with Wi-Fi hot spots, and a catering kitchen. Outside, residents gather around the outdoor pool and spa, the fireplace terrace (home to the popular "Jazz by the Fire" series), an event lawn, bocce ball courts, and a barbecue area. A full-time lifestyle director runs a deep social calendar — wine tasting, Lunch Bunch, cardmaking, bridge, mahjong, Wii bowling, cooking classes, a River Cats baseball fan club, culinary demos, movie nights, monthly potlucks, and chartered trips to San Francisco and Reno. The community is unusual among Del Webb properties in explicitly positioning itself as Northern California's first 55+ community designed around still-working active adults, and it backs that pitch with an on-site concierge service that handles dinner reservations, show tickets, personal shoppers, exotic car rentals, and pet sitting. The community association is managed by FirstService Residential. HOA dues of $177/month cover front yard landscaping, common-area maintenance, and all Retreat amenities. Mello-Roos special taxes add roughly $220-$240/month on top. There is no on-site golf, but the 27-hole Sun City Roseville course sits next door, and Woodcreek Oaks, Morgan Creek, Whitney Oaks, and Diamond Oaks are all close. Location is a major selling point. The Club sits about 20 miles northeast of downtown Sacramento, within a two-hour drive of Lake Tahoe, the San Francisco Bay Area, Napa Valley, and Eldorado National Forest. Day-to-day conveniences — Safeway, WinCo, Trader Joe's, Costco, Whole Foods, CVS, and Walgreens — are all within a short drive, as are the Westfield Galleria mall, the Fountains at Roseville, Blue Oaks Town Center, Thunder Valley Casino Resort, Topgolf, and Dave & Buster's. Medical care is covered by Sutter Roseville Medical Center, Kaiser Permanente Roseville, and Mercy San Juan, with the broader Sacramento hospital network (UC Davis Medical Center, Sutter Memorial, Mercy General) within 30-40 minutes. Folsom Lake and the Placer County Wine & Ale Trail are nearby for weekend getaways without leaving the region.
