Dry Creek Oaks is a gated 55+ active adult community in Galt, California, developed by Sacramento-based Riverland Homes. Construction began in 2022 and will ultimately deliver 206 single-story single-family homes across a phased build-out, tucked just off Highway 99 in Sacramento County roughly 30 minutes south of downtown Sacramento and a short drive north of Stockton. The community is built around a 4,500-square-foot clubhouse that serves as the social hub. Every home participates in SMUD's Neighborhood SolarShares program, which satisfies California's solar requirement at the neighborhood level rather than through rooftop panels on each house. HOA dues are phased, currently ranging from $175 to $260 per month depending on phase and projected to settle at about $223 per month at full build-out.
