Sun City Roseville is a 3,110-home Del Webb active adult community set on roughly 1,200 acres (about two square miles) in south Placer County, 20 minutes north of Sacramento and just off California Route 65. Built from 1995 to 2000 and now fully built out, it is widely considered the premier 55+ community in Northern California — and unusually, it is self-managed by a nonprofit homeowners association with more than 200 employees rather than a third-party management company. The social and recreational heart of the community is the 52,000-square-foot Timber Creek Lodge in the southern section, home to the Timbers Restaurant (full-service fine and casual dining with panoramic golf views), a state-of-the-art fitness center, a 25-meter indoor lap pool, an aerobics and dance studio, a grand ballroom, card rooms, ceramics and craft studios, billiards, and a hobby and game room. A second recreation center adds more amenities, and the community includes an outdoor amphitheater that hosts live bands in summer. Golf is central to the Sun City Roseville identity. Residents play 27 holes across two courses — the 18-hole, 6,510-yard Timber Creek Golf Course (voted best in Sacramento in 2014) and the 9-hole Sierra Pines course — and golf operations generate roughly 55% of the association's $18.4M annual budget. Homes are all single-story with low-maintenance landscaping, ranging from about 878 to 2,600+ square feet across 25 original Del Webb floor plans with one to three bedrooms and one- to three-car garages. Roughly 20% of homes sit directly on a golf course or open space, and the community is designed so residents can get almost anywhere by golf cart on a connected path system. Social life is built around 60+ clubs and interest groups — from aerobics, aqua exercise, badminton, basketball, and billiards to art shows, banjo, ballates, an Asian American group, travel clubs, and a citizen's patrol volunteer watch — all coordinated by a full-time activities director. Seasonal traditions are a big part of the culture: a Veterans Day parade, a Christmas golf-cart parade, and a July 3rd fireworks show that residents describe as "huge." Location is a major draw. The community sits between the Sacramento Valley and the Sierra Nevada foothills, with quick access to Highway 65, a 20-minute drive to Sacramento International Airport, and roughly two hours to Napa Valley wineries, Lake Tahoe, and San Francisco. Shopping at a nearby Safeway, Raley's O-N-E Market, and the Westfield Galleria is minutes away, and Sutter Roseville Medical Center is less than ten miles from home.
