Falls Run is a gated, 55+ active adult community tucked into roughly 228 acres of southern Stafford County, Virginia, just three miles from historic downtown Fredericksburg. Developed by Del Webb (PulteGroup) between 2002 and 2006, the community is fully built out with 781 homes — 582 detached and attached single-family residences plus 199 condominium-style villas housed in 55 single-story buildings known collectively as The Villas at Falls Run. Home sizes reflect the low-maintenance, right-sized lifestyle Del Webb is known for. Single-family homes range from roughly 1,200 to 2,600+ square feet across six original floor plans — all with two-car garages, two bedrooms, and two baths as a baseline, with optional dens, third bedrooms, sunrooms, and finished walkout basements. The villas offer three floor plans (Janssen, Mansfield, Crestwood) from about 1,100 to 1,500 square feet with attached one-car garages, and many units include finished walkout basements that push total livable space well above the base footprint. Resale prices generally run from the mid-$300Ks to mid-$500Ks, with larger customized Potomac-model homes on wooded lots occasionally pushing higher.
