ThreeOaks—a Trilogy Boutique Community is Shea Homes' first Trilogy community in Virginia and one of only a handful of the builder's smaller-scale "boutique" concepts nationwide. Tucked into 268 homesites on Nalles Mill Road just off US-15, the community sits in the heart of Northern Virginia horse country in the historic town of Culpeper, about 70 miles southwest of Washington, D.C. and 45 miles north of Charlottesville at the gateway to the Blue Ridge and Shenandoah Mountains. Construction began in 2024 with the Model Grand Opening opening in 2025 and full community build-out targeted through 2026 and beyond. Homes come from Shea's popular Freedom Collection — two single-story floorplan series (Freedom 40 and Freedom 45) ranging roughly 1,829 to 3,149 square feet on the base plans, with options to add finished basements or second-floor lofts that can stretch select designs up to around 4,000-plus square feet. Plans offer 2-6 bedrooms, 2-5 baths, and 2-car garages, all on open-concept single-level layouts with private primary suites and outdoor living spaces. Eight plans are currently available including Beacon, Ascend, Synergy, and the larger Wonder with Loft. Quick move-in inventory has been listing in roughly the high $400,000s to mid $800,000s. The centerpiece is the planned Open Wellness + Social Club — a roughly 4,000-square-foot boutique-hotel-inspired clubhouse designed by an award-winning team.
