Spring Hill is a gated 55+ active adult community in Lorton, Virginia, developed by Del Webb (Pulte Homes) between 2006 and 2014. With 282 residences spread across a 47-acre campus in southern Fairfax County, the community is fully built out and resale-only, drawing active retirees and working 55+ professionals who want resort-style amenities just 20 miles south of Washington D.C. The community offers three distinct housing types. Mid-rise condos built beginning in 2010 occupy five 25-unit elevator buildings, with five floor plans ranging from 890 to 1,621 square feet — each unit offering two bedrooms, two bathrooms, and a ground-level one-car garage. Popular condo models include the Clarion (the largest at 1,621 sq ft), Beaumont, and Anthem. Attached homes (villas/townhomes) run 1,975 to 2,250 square feet — the Winthrop Loft, Somerset with Loft, and Concord Villa are standout floor plans offering main-level living with optional lofts. Single-family homes range roughly 2,300 to 2,500 square feet, with some of the larger four-bedroom floor plans reaching into the 2,342 sq ft range.
