Heritage Hunt

Heritage Hunt is a premier gated 55+ active adult community spread across more than 750 acres of rolling hills, ponds, and mature woodlands in Gainesville, Virginia, about 30 miles west of Washington, D.C. in Prince William County. Construction began in the late 1990s by U.S. Homes (later acquired by Lennar), and the community was fully built out around 2009 with 1,863 homes and roughly 3,400 residents. The community has earned multiple regional awards for Best-Planned Adult Community and Golf Course Design over the years. The centerpiece of the community is the Arthur Hills-designed 18-hole championship golf course, a resident-owned, semi-private country club professionally managed by Up To Par Management. Multiple tee boxes make the course playable for all skill levels, and it's supported by a driving range, putting green, pro shop, and golf grill. Golf memberships are optional for residents and also available to non-residents by tee time. Social life revolves around three distinct venues. The 28,000 square-foot Heritage Hunt Clubhouse is designed to emulate a grand Colonial-style Virginia plantation, with a renovated Great Oak Ballroom (renovated 2019) seating 330+, a 120-seat Virginia Dining Room, a lounge with beamed ceiling, library, arts and crafts room, wood-working shop, billiards, card and game rooms, and the Golf Pro Shop. The historic Marsh Mansion—originally built by Colonel John Marsh and restored as a third clubhouse—serves as an additional gathering space with banquet facilities, a golfers' grill, library, billiards, and meeting rooms, and hosts weddings and private events. The property also includes 3 tennis courts, 5 pickleball courts, bocce, horseshoes, and walking trails. Homes include detached single-family residences (Garden, Patriot, Patio, and Executive Collections), attached Carriage and Villa Collection homes, and 154 condominium units in four elevator-equipped buildings with covered underground parking. Floor plans range roughly 1,200 to 4,800 square feet, with main-level owner's suites, sunrooms, and finished basement options common in the detached homes. Most homes were built by Lennar and trade on a resale basis; the community is fully built out with no new construction. A full-time activities director coordinates events and supports over 100 resident-run clubs and interest groups, including Bible study, Big Apple Club, Blanket Stitchers, book club, bridge, bunko, canasta, chess, Civil War discussion, bocce, horseshoes, running, cycling, yoga, Pilates, water aerobics, and boot camps. Gate attendants staff the single entry 24/7/365, and residents use transponders for automatic gate access. The location balances country setting with commuter convenience. Heritage Hunt sits directly off I-66 at exit 43B, adjacent to the 450-acre Conway Robinson Memorial State Forest and the Manassas National Battlefield Park, with Bull Run Mountain views to the west and Virginia Wine Country just beyond. Shopping and dining at Promenade at Virginia Gateway, Haymarket Village Center, and Old Town Manassas are minutes away. A commuter bus stop on Heathcote Boulevard connects to the West Falls Church Metro, making trips into D.C. possible without driving.
