Belmont Bay is a waterfront master-planned community spanning roughly 325 acres in Woodbridge, Virginia, positioned at the scenic confluence of the Occoquan and Potomac Rivers. Originally conceived with a generous 60/40 split between housing and open space, the community blends residential neighborhoods with extensive green space, wetlands, walking trails, and a full-service deep-water marina. It is a mixed-age community overall, but includes a dedicated 55+ section — Beacon Park at Belmont Bay — making it appealing to both retirees and multi-generational households. Housing at Belmont Bay is diverse. The community encompasses single-family homes, luxury townhomes, Georgian-style rowhomes inspired by Old Town Alexandria, and multiple waterfront condominium buildings including Harbor Point East (completed 2004, 68 units), Harbor Point West (2004, 67 units), Harbor View (2005, 100 units), and the River Club luxury condos in the town center. Condos typically range from roughly 1,300 to 2,500+ square feet with 2–3 bedrooms, many featuring panoramic water views, garage parking, rooftop terraces, and fireplaces. Townhomes and villa-style homes offer single-level and multi-level layouts from about 1,700 to 3,000+ square feet. The marina pavilion hosts a free summer concert series, theater events, themed parties, and Christmas celebrations run by the HOA's social committee. A former on-site golf course closed in 2015, and its cart path is now a walking trail connecting to Veterans Memorial Park and the 600+ acre Occoquan Bay National Wildlife Refuge — home to bald eagles, ospreys, and great blue herons, and part of the 900-mile Potomac Heritage National Scenic Trail. Location is a major draw. Belmont Bay sits just off I-95 and is a ~30-minute drive to downtown Washington, D.C. and Reagan National Airport, 45 minutes to Dulles International, and about an hour to BWI. The Woodbridge VRE commuter rail station is within walking/biking distance — locally known as "a commuter's paradise" — and Amtrak's Northeast Regional also serves the station. Fort Belvoir, Quantico, and Alexandria are minutes away. The community's town center hosts Harborside Market, The Spot coffee shop/wine bar, the Harbour Grille restaurant, a yoga studio, and the GMU Potomac Science Center. Potomac Mills outlet mall (200+ retailers) is 5 miles away, with Stonebridge at Potomac Town Center, Wegmans, Aldi, Food Lion, and Lidl all nearby.
