Dunbarton

Dunbarton is a gated 55+ active adult community set on 141 acres in Bristow, Virginia, tucked inside the larger Braemar master-planned community in western Prince William County. Built between 2000 and 2009 by Brookfield Homes and Patriot Homes, the neighborhood contains 479 residences — a mix of single-family detached homes and attached duplex-style villas — arranged along quiet, manicured streets that back up to Broad Run. Single-family homes range from roughly 1,700 to over 3,500 square feet, most with first-floor primary suites, attached two-car garages, and optional basements. The attached villas are smaller (around 1,500 to 1,740 sq ft) with rear-load one-car garages, creating a clean streetscape of front porches and landscaped yards. The heart of the community is a 21,000-square-foot clubhouse that anchors social life year-round. Inside, residents have a 24/7 fitness center, indoor swimming pool and spa, sauna, billiards room, card rooms, library, multi-purpose rooms, and a grand ballroom used for holiday parties, dances, theatrical productions, and community events. Outdoors there's an outdoor pool, tennis courts, pickleball courts, a putting green, bocce courts, and a walking trail that winds alongside Broad Run. Despite its relatively intimate size, Dunbarton maintains a full slate of clubs and programming managed by a part-time activities director. The age rule follows the standard 80/20 HOPA structure — at least one resident in 80% of homes must be 55+, with the remaining 20% allowing residents 50+. Location is one of Dunbarton's biggest selling points. Washington D.C. is roughly 45 minutes away via I-66, with the Virginia Railway Express Broad Run Station and OmniRide commuter bus providing car-free commuting options into the District. Historic Old Towne Manassas is about 10 miles away, and the Virginia Gateway / Promenade shopping and dining district is just down Linton Hall Road.
