Virginia Heritage at Lee's Parke is a gated, 55+ active adult community set on 416 acres of rolling Virginia countryside in Spotsylvania County, just outside historic Fredericksburg. Built out between 2005 and 2021 by Lennar (with additional phases associated with D.R. Horton), the community is now sold out and trades exclusively as resale. It sits inside the larger Lee's Parke master-planned development, but Virginia Heritage is the dedicated age-restricted enclave — 795 single-family homes, most with main-level primary suites, two-car garages, and a healthy mix of slab and basement-ready plans. Lennar originally delivered three distinct home series here — Cottages, Manors, and Plantations — with floor plans ranging from roughly 1,350 square feet on the smaller Cottages up to 4,300+ finished square feet once you add a finished basement on the larger Plantation homes. That range matters: the community attracts everyone from right-sizers looking for a simple rambler to couples who still want room for a walkout basement, a home gym, and visiting grandkids. The heart of the community is the recently renovated 16,000-square-foot Heritage Club clubhouse. It houses a grand ballroom for dances and large events, a modern fitness center, aerobics and dance studio, indoor pool, a fully appointed library, billiards room, card room, arts and crafts studio, and a woodworking shop. Outside, residents have an outdoor pool, tennis courts, pickleball courts, and walking trails that connect into the broader Lee's Parke trail system. A full-time lifestyle/activities director keeps the calendar full, and the community was named one of the 50 Best Master-Planned Communities in the U.S. by Where to Retire Magazine back in 2015 — a reputation it has held on to. Social life is a real strength here. Established resident-run clubs include pinochle, bridge, canasta, bunco, bocce ball, art club, writers club, Mexican dominoes, history club, quilting bee, karaoke, potluck, lunch group, book club, and a day trip club that takes advantage of the community's position between DC and Richmond. New clubs spin up regularly, and the 24-hour gated entry plus on-site lifestyle director give the community a settled, well-organized feel. The HOA of roughly $245/month is unusually inclusive — it covers 24-hour gated security, access to all amenities, Verizon FiOS cable and internet, trash service, common grounds maintenance, and the lifestyle/management staff. There is no CDD. Location is one of Virginia Heritage's strongest selling points. The community sits just off Spotsylvania Parkway near the Cosner's Corner shopping/dining hub and a few minutes from I-95 (exit 126). Spotsylvania Regional Medical Center is minutes away, and the Spotsylvania VRE commuter rail station is roughly 5 miles away, with direct service to Washington, DC. Old Town Fredericksburg — with its 18th-century architecture, restaurants, wineries, Civil War battlefields, and Mary Washington Hospital — is a short drive north. The Rappahannock River is close by, Lake Anna (a popular boating and fishing destination) is about 30 minutes southwest, and the Fredericksburg Country Club golf course is nearby. For residents who still want access to a major metro, DC is roughly an hour up I-95 and Richmond is about an hour south — making this one of the few true 55+ communities in Virginia with genuine metropolitan access in both directions.
