Lansdowne Woods of Virginia, formerly Leisure World of Virginia, is a gated 55+ condominium community set on roughly 125 landscaped acres on a bluff above the Potomac River in eastern Loudoun County. Built by IDI Group between 1998 and 2017, the community comprises seven buildings — four mid- to high-rise towers (Blue Ridge, Cascades, Potomac Ridge, and Riverview) plus three lower-rise buildings (Magnolias, Riverbend, and others) — totaling 1,120 privately owned condominium residences. Units range from roughly 780-square-foot one-bedroom layouts to 2,700-square-foot three-bedroom corner homes, many with glass-enclosed sunrooms offering views of the Potomac, Maryland's Sugar Loaf Mountain, the Blue Ridge, or the adjacent Jack Nicklaus-designed Golf Club at Lansdowne. Each building operates its own condominium association under the LWVA umbrella, which is why monthly fees vary significantly from building to building — generally ranging from about $600 at the low end to roughly $1,120 at the high end, with fees covering cable TV, high-speed internet, water, sewer, trash, 24-hour gated security, shuttle service, common area maintenance, and access to the shared amenity campus. At the heart of the community is a 48,000+ square foot clubhouse that functions as the social and recreational hub. The aquatic wing features a 25-meter heated indoor pool, a warm-water therapy spa, and co-ed saunas. There's a full fitness center with an adjoining aerobics and dance studio offering daily yoga, tai chi, Zumba Gold, and balance classes. Creative spaces include a woodworking shop, ceramics and stained-glass studios with kilns, a digital arts lab, and art and music rooms. The 290-seat Monroe Auditorium hosts concerts, lectures, and community events, and the clubhouse also houses a billiards lounge, card room, library, lending library, USPS contract postal unit, hair and nail salon, and an interfaith chapel. Crossroads, the on-site full-service restaurant and bar, serves breakfast through dinner and offers an optional meal plan that can be charged to the monthly condo fee. Outdoor amenities include a rooftop tennis court, pickleball courts, walking trails, pollinator gardens, and resident greenhouse plots. Life here is defined by an unusually active social calendar. A full-time activities director supports more than 50 resident-run clubs and special interest groups, including bridge, mah-jongg, Scrabble, beekeeping, Bible study, bingo, book clubs, bowling, current events, dancing, day trips, hiking, photography, writing, travel, theater, table tennis, and political clubs. Residents organize potluck dinners, wine tastings, happy hours, motor-coach trips to the Kennedy Center and Shenandoah wineries, and regular dances in the clubhouse ballroom. The community's own resident-run television station won a 2022 Common Interest Community of the Year award from the Washington Metropolitan CAI chapter, and Lansdowne Woods was voted the #1 Retirement Community in the Loudoun Times-Mirror 'Best of Loudoun' readers' poll in 2021, 2022, and 2023. It was also previously named Best Active Adult Community in the Country by the National Association of Home Builders. Location is a major draw. Lansdowne Woods sits about 25 miles northwest of Washington, D.C., seven miles from downtown Leesburg, and within a mile of Inova Loudoun Hospital. The fare-free community shuttle runs multiple daily trips to nearby shopping and medical centers, and Route 7, Route 15, and the Dulles Greenway provide easy access to One Loudoun, Leesburg Corner Premium Outlets, Loudoun wine country, the Appalachian foothills, Dulles International Airport (about 10 miles south), and the Silver Line Metro for trips into D.C. Recent capital projects — including roof replacements across all four residential towers, Cascades garage waterproofing, and a multi-year hallway modernization — reflect an HOA focused on long-term asset maintenance.
