CountryPlace is a well-established 55+ active adult community set on 332 manicured acres in Pearland, Texas, just 16 miles south of Downtown Houston and the Texas Medical Center. Developed by U.S. Homes (later Lennar) between 1981 and 2000, the community consists of 841 homes — a mix of roughly 612 single-family residences, 197 townhomes, and 32 garden homes — ranging from around 745 to 2,650 square feet. Brick New Traditional architecture, mature trees, scenic lakes, and an integrated golf course give the neighborhood a settled, parklike feel you don't get in newer builds. The heart of the community is the Carriage House, a well-appointed clubhouse with a lounge, multi-purpose ballroom, fitness center, library, catering kitchen, game room, craft room, and card room. Outside, residents enjoy a resort-style outdoor pool, lighted tennis and pickleball courts, shuffleboard, walking and biking trails, a picnic pavilion, and catch-and-release fishing on the community's lakes. CountryPlace sits directly next to The Lakes at CountryPlace, a non-age-restricted subdivision developed by the same builder that shares the golf course. The two subdivisions sit on either side of McHard Road and make the overall neighborhood a popular multigenerational pick: grandparents in CountryPlace, kids and grandkids in The Lakes, everyone meeting up on the course. Note that The Lakes at CountryPlace is a separate HOA and should be tracked as its own entry. Location is a genuine selling point. The community sits at McHard Road and SH-288 just south of Beltway 8, putting the Texas Medical Center, Hobby Airport, Downtown Houston, and the Museum District all within roughly 15–25 minutes. Pearland Town Center, HEB, and 140+ local restaurants are a few minutes up the road. Pearland ISD schools zoned to the community are highly rated, which helps with resale value even though most residents are past school age. Property taxes run around 2.22% per $100 of valuation (City of Pearland, Pearland ISD, Brazoria County, and Brazoria County Drainage District #4).
