Heritage Grand at Cinco Ranch is an established, gated 55+ active adult community nestled within the acclaimed Cinco Ranch master-planned development in Katy, Texas — about 28 miles west of downtown Houston. Built between 2002 and 2010 by Village Builders (with roughly 65 homes by K. Hovnanian), the community comprises 650 total homes: 552 single-family residences and 98 duplex townhomes spread across quiet, winding streets lined with mature trees, walking paths, and biking trails. Homes at Heritage Grand were offered in 26 single-family floor plans and two duplex models. Single-family homes range from 1,561 to 2,996 square feet and feature all-brick or mostly-brick exteriors, while the duplexes measure 1,611 square feet (or 1,896 square feet with the optional upstairs loft that adds a bedroom and bath). Every home is one-story living at its core — main-level primary suites, gas heat, electric A/C, monitored alarm systems, sprinklers, dual-pane windows, and programmable thermostats are standard. Many homes have fully fenced backyards for privacy. The heart of the community is a 14,000-square-foot clubhouse staffed by five full-time employees, including a dedicated activities director who keeps the social calendar full. Inside, residents enjoy a ballroom that hosts weekly coffee socials, potlucks, craft shows, fashion shows, and monthly breakfasts; a library; a computer room; two billiards tables; card rooms; and an arts & crafts studio. Outside, the clubhouse grounds include a large resort-style pool with lap lanes and a counter-flow exercise circle, a spa, bocce ball courts, shuffleboard, horseshoe pits, basketball, and pickleball courts. Fitness programming includes yoga, water aerobics, and regular exercise classes. Social life is a defining feature. Clubs and groups include beading, Bible study, billiards, book club, bridge, canasta, cards, chess, coffee social, dominoes, garden club, writers club, crafters club, and community field trips, along with line dancing, themed parties, and group dinners. Residents often describe the atmosphere as friendly and welcoming — the kind of place where newcomers meet neighbors quickly. One of the community's biggest draws is its "community-within-a-community" structure: Heritage Grand residents enjoy their own exclusive 55+ amenities while also retaining full access to the broader Cinco Ranch master-planned community, including the 18-hole Carlton Gibson-designed championship golf course, Cinco Ranch's network of pools, parks, and trails, and proximity to LaCenterra at Cinco Ranch — an upscale lifestyle center packed with shopping, dining, and services just down the road. The HOA, managed by FirstService Residential, takes a comprehensive approach to fees: monthly dues cover front lawn maintenance, home alarm monitoring, discounted cable/internet, and common-area upkeep. For duplex owners, the HOA also handles roof, exterior paint, and sprinkler repairs. This lock-and-leave lifestyle is a major appeal for snowbirds and frequent travelers. The community is zoned to Katy ISD (one of the top-rated districts in Texas), and sits in Fort Bend County with property tax rates around 2.86% including MUD and ESD overlays. Note: the community is resale-only — the developer completed build-out in 2010 and no new construction is available.
