Del Webb Sugar Land at Ryehill is a brand-new, gated 55+ active adult community by Del Webb (PulteGroup), planned for approximately 780 single-family homes inside the larger 950-acre Ryehill master-planned development in Fort Bend County. Ryehill itself will eventually include roughly 2,500 homes, with the all-ages sections built by Pulte Homes and Taylor Morrison and the age-restricted neighborhood built by Del Webb. PulteGroup broke ground in 2024, making this the third Del Webb community in the Houston area and the first inside Sugar Land proper — a direct successor to the sold-out Del Webb Sweetgrass and nearby Del Webb Fulshear. Located just south of the Brazos River at 523 Marek Fareway Court, the community sits about 2 miles from the intersection of US 59/I-69 and the Grand Parkway (SH 99), roughly 28–30 miles southwest of downtown Houston. The address is officially in Richmond (ZIP 77469) but the community is branded and annexed with Sugar Land, one of the most affluent and fastest-growing suburbs in Texas. Homes are zoned to Lamar Consolidated ISD (William Velasquez Elementary, Reading Junior High, George Ranch High School), and the combined property tax rate — which includes Fort Bend County, LCISD, and a Municipal Utility District (MUD) — typically falls in the 2.75%–3.25% range. Del Webb is releasing multiple single-story floor plan series tailored to the active adult lifestyle, including the Mainstay, Prestige, Prosperity, and Reverence plans, with additional Renown, Hallmark, and Contour designs noted in marketing materials. Homes feature open-concept layouts, first-floor owner's suites, gourmet kitchens, 9-foot ceilings, hard-surface flooring in main living areas, gas tankless water heaters, smart home tech, and Del Webb's Build Quality Experience warranty package (1-year limited, 2-year mechanical, 5-year water intrusion, 10-year structural). The amenity package is resort-style and exclusive to residents behind the gated entry. The centerpiece is a large private clubhouse housing a state-of-the-art fitness center with modern cardio and strength equipment, an aerobics studio for group fitness classes, and multi-purpose rooms for clubs, hobbies, cards, and community events. The amenity campus also includes an indoor lap pool for year-round swimming and a resort-style outdoor pool with lounge areas. Outdoor recreation includes pickleball and bocce ball courts plus a network of walking and biking trails connecting the neighborhood. A full-time on-site lifestyle director organizes clubs and events — Del Webb's signature "Clubs & Events curated by YOU" model — so social programming ramps up as residents move in and shape it. Beyond the gates, the broader Ryehill master plan adds 60 acres of retail, commercial, and office space plus parks and green spaces, which will make day-to-day errands a short golf-cart or car trip. Everyday conveniences already surround the site: Kroger, Aldi, H-E-B, Walmart, Costco, CVS, and Walgreens are all within a short drive along US-59 and Sweetwater Boulevard. Healthcare access is strong, with Houston Methodist Sugar Land Hospital, OakBend Medical Center, and Memorial Hermann Katy Hospital all reachable within 15–25 minutes. Sugar Land Town Square, First Colony Mall, the Smart Financial Centre, and Constellation Field (Sugar Land Space Cowboys baseball) provide dining and entertainment, and the Houston Museum of Natural Science at Sugar Land and Fort Bend Museum round out the cultural options. George Bush Intercontinental (IAH) is roughly an hour northeast, and William P. Hobby Airport is about 35–40 minutes east. This is a new-construction-only community — homes are sold directly by Del Webb with no resale market yet established — and it represents one of the freshest entries in the Houston 55+ landscape. Residents can expect pristine infrastructure, a strong social calendar facilitated from day one, and the Del Webb lifestyle template that has succeeded at Sweetgrass, Fulshear, and dozens of other active adult communities nationwide.
