Windsor Hills

Windsor Hills is a gated 55+ active adult community of 437 single-family homes tucked into a forested corner of The Woodlands, about 40 miles north of Houston. Built by Lennar's Village Builders division between 1999 and 2002, homes range from roughly 1,733 to 2,738 square feet on quarter-acre lots, with one- and two-story floor plans featuring open layouts, high ceilings, gourmet kitchens, deluxe master suites, hardwood floors, crown molding, walk-in closets, and — in many homes — sunrooms and large covered patios that take advantage of the surrounding pines, yaupons, and hardwoods. Only resale inventory remains. Community life centers on Club Windsor, the residents-only clubhouse. Inside, you'll find a fitness center with treadmills, ellipticals, bikes, a rowing machine, free weights and resistance equipment; a billiards and game room with pool tables, card tables and a TV lounge; an arts and crafts studio; a library and computer/cyber room; a catering kitchen; and the Grand Ballroom — a large multi-use room used for theme dances, private parties and community events. Outside, a resort-style pool and spa sit alongside a bocce ball court, and paved walking and biking paths wind through the mature landscaping. The social calendar is shaped largely by residents. Active groups include a garden club, French club, bridge, bunco, dominoes, Mexican train, a Civil War Roundtable, a computer class, and a men's ROMEO (Retired Old Men Eating Out) lunch group. Weekly fixtures include Thursday ping pong nights, movie nights, water aerobics, Zumba and chair yoga. A full-time activities director coordinates trips, happy hours, and themed parties, and residents can sign up for Academy for Lifelong Learning (ALL) classes offered at the clubhouse through Lone Star College. Windsor Hills was also the first community in southern Texas to establish a Firewise Committee, reflecting its deep connection to the surrounding W.G. Jones State Forest just to the west. The monthly HOA fee covers front-yard maintenance, landscaping, irrigation, gutter cleaning, fence maintenance, exterior painting of homes, common grounds, water, sewer and management through CIA Services. Trash service is billed separately through The Woodlands Township (Waste Management). The location is a standout: within a three-mile radius residents have The Woodlands Mall, Costco, Sam's Club, Walmart, Kohl's, Lowe's, Lone Star College's Montgomery campus, dozens of restaurants, and four major hospitals — including Houston Methodist The Woodlands, Memorial Hermann, St. Luke's and HCA Houston — plus MD Anderson's satellite cancer facility. Bush Intercontinental Airport is roughly 30 minutes south, downtown Houston about 40 miles, and Lake Conroe, Sam Houston National Forest and Huntsville State Park are short drives to the north.
