Heritage at Towne Lake is a gated, 55+ active adult enclave nestled within the acclaimed Towne Lake master-planned community in Cypress, Texas — about 25 miles northwest of downtown Houston in the heart of the Cy-Fair area. Sprawling along a 350-acre stocked lake (the largest private recreational lake in the Houston area, with 13+ miles of shoreline), the neighborhood pairs the intimacy of a 440-home community with the amenity firepower of a 2,400-acre master plan. The heart of the community is The Lodge — a 16,000-square-foot clubhouse built specifically around the needs of active adults. Inside you'll find a lap pool and spa, a state-of-the-art fitness center with aerobics studio, a grand ballroom with stage, a billiards room, arts & crafts studio, card/game room, library with computers, and meeting space. A full-time on-site lifestyle director keeps a busy calendar going — dancing, travel outings, wine tastings, shows, and a long list of resident-run clubs including Billiards, Bingo, Book Club, Bridge, Bunco, Bourré, Bus Trips, Church Choir, Crafts, Darts, Poker, Mah Jongg, Yoga, and Line Dancing. Outside The Lodge residents have their own neighborhood pool, walking and biking trails, pickleball and tennis courts, bocce ball, and shuffleboard. For an additional fee, Heritage residents can also access the broader Towne Lake amenities — the community waterpark with lazy river, Olympic-style pool, and sandy beach; multiple boat docks and ramps for boating, fishing, and skiing on the lake; an island with fire pit and picnic areas; 6+ parks; an amphitheater; and The Boardwalk, a lakeside dining, shopping, and entertainment hub reachable by boat or car. Construction began in 2007 under K. Hovnanian, who completed the first 40 homes before Village Builders took over and built the bulk of the community under three collections — Garden, Veranda, and Courtyard — offering one- and two-story single-family floor plans from roughly 1,553 to 3,372 square feet. A small enclave of custom homes by Goshy Homes and Jaeger Homes rounds out the mix. The final section, Heritage Cove, began delivery in 2021 and is still selling new construction through Village Builders under the 55' collection (Waterlily and Bluebonnet plans, 2,421–2,679 sq ft). Homes reflect a modern Texas aesthetic with stone and brick exteriors, many with single-story layouts, low-maintenance front yards, and a growing number of lakefront or water-view lots. The HOA runs $265/month (managed by GrandManors) and covers front lawn maintenance, gate/security monitoring, the management company, and full access to The Lodge and exclusive Heritage amenities. No persons under 19 may reside more than 60 days per year. Water, sewer, and trash are handled by Harris County MUDs (billed separately), and property tax rates vary by MUD in the 2.44%–3.35% range. Access to the broader Towne Lake amenities requires an additional membership fee. Location is a real strength. The community sits bordered by US-290, West Road, and Barker Cypress Road, with the Grand Parkway (SH-99) nearby — giving direct shots into the Energy Corridor, Galleria, and downtown Houston. Memorial Hermann Cypress Hospital and HCA Houston Healthcare North Cypress are short drives away, and daily shopping at Kroger, Walmart, ALDI, CVS, and Walgreens is all within minutes. For travel, George Bush Intercontinental Airport is about 35 miles east.
