Del Webb at Trinity Falls is a gated 55+ active adult neighborhood tucked inside the award-winning Trinity Falls master-planned community in McKinney, Texas, roughly 39 miles north of downtown Dallas and about a 40-minute drive from DFW International Airport. At build-out, the community will include 537 single-story single-family homes spread across 127 acres along the banks of the East Fork of the Trinity River, with construction that began in 2018 and new homes still actively selling by Del Webb (a PulteGroup brand). The Del Webb Garden, Classic, and Estate series (45', 50', and 65' homesites) offer roughly a dozen single-story floor plans ranging from about 1,274 to 2,782 square feet, with two or three bedrooms, two to three bathrooms, and two-car garages. Popular plans include the Abbeyville, Compass, Contour, Summerwood, Mainstay, Palmary, Tangerly Oak, Magnolia, Renown, and Noir Coast. Pricing on available quick move-ins and to-be-built homes generally runs from the mid-$340s to the mid-$600s, positioned well below the McKinney new-construction average. The heart of the neighborhood is a 10,000-square-foot private amenity center sitting on a 12-acre amenity campus, reserved exclusively for Del Webb residents. Inside, there's a state-of-the-art fitness center, yoga and aerobics studio, community kitchen for cooking classes, coffee bar, card and game rooms, craft space, and multi-purpose meeting rooms for the community's many clubs. Outside, residents have a resort-style swimming pool with dedicated lap lanes and lounging areas, a hot tub, pickleball courts, bocce ball courts, an outdoor patio and amenity lawn, and a dog park. A full-time on-site Lifestyle Director plans the social calendar — cooking classes, computer classes, wine tastings, card games, line dancing, pool parties, fitness classes, and a deep bench of resident-run clubs and special interest groups. Day-to-day operations are handled by CCMC, a management company that specializes in active adult lifestyle communities. One of the biggest draws is that Del Webb residents also have full access to everything in the larger Trinity Falls master plan, which spans more than 450 acres of open space. That includes The Club — the all-ages Trinity Falls clubhouse — with a social room opening onto a sunset terrace, an open-air pavilion with an oversized fireplace, and an amphitheater overlooking a lake. Outdoor master-plan amenities include a beach-entry swimming pool with a kids' splash area (great for visiting grandchildren), a disc golf course, multiple neighborhood parks and playscapes, a second dog park, a planned canoe and kayak launch, and more than 20 miles of hiking and biking trails weaving through wooded creek landscapes. Location is a real strength. The community sits just off US-75 north of the 380 corridor, giving residents quick access to historic downtown McKinney (named one of the best small cities in America for its walkable square, restaurants, shops, and wineries), and a straight shot into the Dallas-Fort Worth metroplex via the Dallas North Tollway, Highway 121, or the George Bush Tollway. Daily conveniences — Kroger, WinCo, Walmart Neighborhood Market, Trader Joe's, CVS, and McKinney Pharmacy — are minutes away, and Baylor Scott & White, Methodist McKinney Hospital, and McKinney Medical Center are all close by for healthcare. Dining standouts include Hutchins BBQ, JB Legacy BBQ, Harvest, and Cadillac Pizza Pub. Golfers have multiple nearby options including Oak Hollow Golf Course, El Dorado Country Club, Hank Haney Golf Ranch at Westridge, and the PGA-adjacent TPC Craig Ranch. This is Del Webb's third active adult community in the DFW area, and it's well-suited for buyers who want new-construction, low-maintenance living and a turn-key resort lifestyle, with the bonus of plugging into a larger multi-generational master plan and the growing economy of one of North Texas's fastest-growing cities.
