Del Webb Sweetgrass is a 55+ active adult community set on 500 scenic acres in Richmond, Texas, about 25 miles southwest of downtown Houston. Del Webb (a Pulte brand) broke ground in 2011 and the community is planned for approximately 1,500 single-family homes at completion, with most of the build-out now finished and new construction winding down. The setting is one of Sweetgrass's biggest selling points — the community wraps around a 50-acre private lake, incorporates Rabb's Bayou and a natural creek, and shares its northern boundary with the Fort Bend Country Club. Rolling topography and mature greenspaces give it a country-like feel that's unusual for the Houston metro. Life here revolves around the 27,000-square-foot Lakehouse amenity center. Inside, residents have 24-hour access to an indoor lap pool, spa, and full fitness room with locker rooms, plus an aerobics and dance studio used for yoga, Pilates, and Zumba programming. Social spaces include a grand ballroom (the Bluebell Ballroom), catering kitchen, billiards and card room, arts and crafts studio, library, computer classroom for lifelong learning, and multiple multi-purpose rooms. Outside, the resort-style pool, pavilion, pickleball, tennis, and bocce courts are complemented by a fishing pier with non-motorized lake access (kayaks and paddleboats are available free to residents), a boat launch, an amphitheater and event lawn, firepit, and four miles of walking trails winding through the property. Social life is genuinely robust and driven by a full-time lifestyle director. The HOA recognizes a long roster of chartered clubs — Drama Club (two shows a year), Sweetgrass Singers (performing at community events and local senior facilities), Art at Sweetgrass, Book Club, Bridge, Canasta, Day Trippers, Table Tennis, Pickleball, Bocce, Billiards, Investment Club, Genealogy, Gardening, a Dementia/Alzheimer Support Club, a Singles Club, and many more — plus informal interest groups covering everything from Bible study to current events discussions. A weekly eNewsletter (the Sweetgrass Breeze) and a monthly magazine (the Bayou Buzz) keep residents plugged in. Homes are one-story Del Webb designs originally offered in three series — Garden, Classic, and Estate — across roughly 23 floor plans ranging from about 1,100 to 3,800 square feet, with two- or three-car garages and optional second floors on some plans. The Heritage Collection has sold out, and resales now drive most market activity. HOA assessments are billed quarterly (due January 1, April 1, July 1, October 1) and a one-time $1,500 capital contribution is collected at closing ($1,000 to reserves, $500 to working capital). The community is managed professionally by CCMC. Sweetgrass sits within Fort Bend County LID 6, which funds flood protection via an earthen levee along the Brazos River — a practical consideration in this part of Texas. Location is the other major draw. Richmond puts residents minutes from Sugar Land's shopping, dining, and medical services, with US 59/I-69 providing express access to downtown Houston in roughly 30 minutes. Grocery options include H-E-B, Kroger, Sprouts, and Whole Foods, and Oak Bend Medical Center and Memorial Hermann hospitals are nearby. Brazos Bend State Park, the Fort Bend County Fairgrounds, and the Gulf Coast beaches are all within reach for day trips.
