Windsor Lakes is a gated, guard-protected 55+ active adult community tucked into the Village of College Park within The Woodlands master plan, just off Highway 242 and half a mile west of Interstate 45 in Conroe, Texas. Developed by Lennar Homes and Village Builders between 2003 and 2006, the neighborhood is fully built out with 572 homes — 398 single-family residences and 174 townhomes — set on wooded lots with native landscaping along tree-lined streets. Homes range from roughly 1,407 to 3,057 square feet, most single-story with two to three bedrooms, brick traditional exteriors, and attached garages, drawn from Lennar's Manor and Chateau collections and Village Builders' Courtyard Classics. Many floor plans were designed with 55+ buyers in mind, emphasizing accessibility and low-maintenance living. At the heart of the community is Windsor Lodge, a roughly 12,000-square-foot clubhouse reserved exclusively for Windsor Lakes residents. The lodge is anchored by a 125,000-gallon resort-style pool with a resistance swim section and a whirlpool spa, complemented by a fitness center with treadmills and weights, a ballroom with stage and catering kitchen, an arts and crafts studio, a library with internet-equipped computer room, billiards and dart area, shuffleboard, card room, and a full audio/visual room. Outside the lodge are lighted pickleball and bocce ball courts. A small lake with two islands and a network of wide walking and biking trails thread through the community, connecting residents to parks and natural greenspace. Daily life at Windsor Lakes revolves around an unusually active social calendar. A full-time activities director plans dances, fitness classes, seminars, speaker series, group travel, holiday parties, and ongoing social clubs — bridge, poker, Bunko, Mexican Train, Pinochle, line dancing, dinner club, gardening, arts and crafts, readers theatre, body toning, Game Day, and even a French conversation club. A pedestrian bridge connects the community to the adjacent Lone Star College — Montgomery campus, which runs a special slate of continuing-education programs tailored to the 55+ residents next door. The HOA handles front-yard lawn care, exterior painting, fence repair, common grounds, private streets, street lighting, storm drains, and the gate. Windsor Lakes is annexed by the City of Conroe and is notably not inside a Municipal Utility District (MUD), so residents pay directly to the city and avoid the heavy MUD tax layer common in surrounding Woodlands-area neighborhoods. One resident in each home must be 55 or older, no residents under 19 are permitted, and households are capped at four members without board approval. Location is one of Windsor Lakes' strongest cards. Residents are minutes from The Woodlands Town Center and Mall, the Cynthia Woods Mitchell Pavilion, the Crighton Theatre, and Lake Conroe, with St. Luke's, Methodist, and Memorial Hermann hospital campuses all within a short drive. Downtown Houston sits roughly 35–40 miles south via I-45, putting big-city dining, professional sports, and George Bush Intercontinental Airport comfortably in reach without giving up the wooded, small-enclave feel that defines life inside the gates.
