Celebrate by Del Webb is a gated 55+ active adult community set on the outskirts of Fredericksburg, Virginia, bordered by the Rappahannock River and surrounded by hundreds of acres of protected conservation land. Development began in 2008 and at build-out the community will include approximately 1,100 attached villas and single-family homes spread across three collections: the Villas (attached homes roughly 1,399–1,516 sq ft), the Classics (seven single-family ranch-style floor plans from about 1,399 to 2,866 sq ft), and the larger Premiers. Every home sits on a fully sodded, professionally landscaped homesite with underground irrigation, and lawn maintenance is handled by the HOA so residents can focus on lifestyle rather than upkeep. The social heart of the community is the 30,800-square-foot Riverside Lodge, which opened in 2011 and serves as the hub for more than 60 resident clubs, classes, and committees. Inside the lodge you'll find indoor and outdoor saltwater pools, a hot tub, an indoor walking track, a state-of-the-art fitness center, aerobics and yoga studios, a grand ballroom, a fireside library and lounge, a billiards room, card and craft rooms, a community kitchen, and meeting/business spaces. Outside there are tennis and pickleball courts, bocce courts, a putting green, a community garden, a fountain gathering place, fire pits, expansive patios with grilling stations, and miles of maintained wooded hiking trails that wind through conservation land down toward the river. A full-time on-site Lifestyle Director keeps the calendar packed — think Zumba, water aerobics, indoor water volleyball, Dance Club, Active Singles mixers, Book Club, Photo Club, pot luck groups, bowling outings, scrapbooking, travel trips, wine and garden clubs, holiday bazaars, Easter egg hunts, live musicians, and structured outings to DC, Richmond, and the surrounding wine country. The community is intentionally social — residents are known for the 'Celebrate wave,' a small-town habit of greeting everyone you pass — while the conservation buffer and tucked-away location keep it quiet and low-traffic. Location is a major selling point. Celebrate sits roughly equidistant from Washington, D.C. (about an hour north) and Richmond (about an hour south), less than a mile from I-95, which makes it viable for residents still commuting part-time. Historic downtown Fredericksburg is about 15 minutes away with its walkable shops, restaurants, and Civil War battlefields. Cannon Ridge Golf Club sits directly next door with a resident-cart-path partnership and preferred pricing; The Gauntlet and Augustine golf clubs are also nearby. Shopping at Central Park, Wegmans, Target, Walmart, LIDL, and Spotsylvania Town Center is all within 10–15 minutes, and Mary Washington, Stafford, and Spotsylvania Regional hospitals provide strong local healthcare.
