CrossRidge is Richmond's premier 55-and-better gated community, spread across 400 acres of historic land in Glen Allen, Virginia — just four miles northwest of downtown Richmond in western Henrico County. Developed by Courtney and built out between 2001 and 2013, CrossRidge is fully established, with mature trees, brick-and-stone architectural accents, and no room for new construction. The community is organized into six distinct neighborhoods, each with its own homeowners association working under a master association, and each with its own architectural identity. Two of the neighborhoods feature single-family cottages, one is devoted entirely to townhomes, and the remaining three are duplex and condominium neighborhoods — including one with four two-story condo buildings where the second-floor units have private elevators. Home sizes range from about 1,700 to 2,700 square feet, with most residences offering two bedrooms, at least two bathrooms, attached garages, and single-level living built around a large first-floor owner's suite. Screened porches, sunrooms, lofts, patios, and formal dining rooms are common touches. Life at CrossRidge revolves around the Pavilion Club, an 8,000-square-foot clubhouse sitting on five landscaped acres at the center of the community. The Pavilion houses a fitness center, an indoor heated pool and spa, card and billiard rooms, a large meeting room and ballroom with attached kitchens for resident events, and an outdoor pavilion. Outside, residents enjoy an outdoor swimming pool (recently refurbished) and tennis courts. A full-time activities director — plus an active resident social committee — keeps the calendar packed with more than 100 scheduled events per month. Popular clubs and groups include bridge (beginners, duplicate, and party), water aerobics, pickleball, wine club, dancing, Jazzercise, mahjong, arts and crafts, stitch and sewing, book club, travel club, women's club, pool/billiards, covered-dish dinners, game nights, and a standing arts council. HOA dues vary by neighborhood but typically run between roughly $150 and $500 per month, covering lawn and landscape maintenance, roof and trim repairs in several sub-associations, 24-hour staffed gated security, snow plowing, street maintenance, and access to all Pavilion Club amenities. The community is gated with round-the-clock security, so residents can comfortably lock up and travel. Location is one of CrossRidge's biggest selling points: the community sits directly next to The Shoppes at Crossridge for everyday errands, is minutes from Short Pump Town Center and Virginia Center Commons for broader retail, and is easily connected to I-64, I-295, and I-95. Richmond International Airport is roughly 20 miles away, and Colonial Williamsburg, Virginia Beach, and the Chesapeake Bay are all within an easy drive to the east. Homes move quickly here — typically in about three weeks — and the median sale price over the last year is in the mid-$480,000s.
