Four Seasons at Charlottesville is a K. Hovnanian-built 55+ active adult community tucked into the rolling foothills of the Blue Ridge Mountains in Greene County, Virginia. Set along Four Seasons Drive in Ruckersville, the community combines a quiet, small-town Virginia setting with resort-style amenities and easy access to the cultural and medical hub of Charlottesville, just 30 minutes south via US 29. The community is planned for 273 single-family homes built in two phases — Phase 1 delivered 144 homes between 2005 and roughly 2010, and Phase 2 added another 129 homesites that K. Hovnanian is still actively building out. New construction homes start in the upper $300s, and resale homes on Phase 1 streets typically trade in the $400s to low $500s, with larger custom-expanded homes reaching into the $600s. Most floor plans are single-level designs ranging from roughly 1,440 to over 3,500 square feet, with two or three bedrooms, two to three baths, attached two-car garages, and optional lofts and full basements. Several plans take advantage of the rolling terrain with walkout basements and mountain views. The centerpiece of daily life is a 22,000-23,000 square-foot clubhouse that residents and listings alike describe as the crown of the community. Inside, you'll find an indoor pool, a full fitness center, an aerobics and dance studio, a billiards room, a card room, a grand ballroom for community events and formal gatherings, a library, a learning center with computers, multi-purpose rooms for club meetings, and an on-site restaurant — a relatively rare amenity for a community this size. An outdoor pool sits alongside the clubhouse for warmer months. Outside the clubhouse, the grounds are laid out around a private seven-acre lake (sometimes referred to as Lake Rucker) with a shaded walking and biking path that loops through landscaped common areas. Residents fish the lake, walk dogs along the path, and gather at Fountain Park and other pocket parks throughout the neighborhood. Tennis and bocce ball courts, a putting green, and picnic areas round out the outdoor amenity set. The social calendar is a real selling point. A full-time activities director coordinates dozens of clubs and groups — art classes and art crawls, book club, bridge, canasta, chess, a camera club, Chi Gung, line dancing, hiking, Bible study, arts and crafts, and a Caring Hands service group. The HOA organizes regular social events, movie nights, resident-run parties, and group outings, and there is an active volunteer culture tied to Habitat for Humanity and other local causes. Newcomers consistently describe the community as warm, welcoming, and easy to plug into. The HOA fee is a flat $300 per month and covers lawn maintenance, common-area grounds and amenity upkeep, and trash service. A one-time capital contribution of roughly $900-$970 is collected at closing. There is no CDD. Location-wise, Four Seasons sits near the intersection of US 29 and US 33, about 15 minutes from Charlottesville-Albemarle Airport, 30 minutes from downtown Charlottesville and the University of Virginia, and within easy reach of Shenandoah National Park, Skyline Drive, and the wineries, breweries, and orchards of the Monticello wine trail. Richmond is about 70 miles east and Washington, D.C., is about 100 miles north, making weekend trips and airport access straightforward.
