The Villages at Red Mill Pond is a 55+ active adult community of roughly 520 single-family homes spread across 250 acres surrounding its namesake pond — a 179-acre freshwater lake that is among the largest in Delaware. Set just outside historic Lewes in Sussex County, the community is organized into Red Mill Pond North and Red Mill Pond South phases, with winding streets, curbed sidewalks, and lush landscaping throughout. Originally launched by NV Homes, the project was later repositioned by Convergence Investments after the original developer foreclosed during phase two, and K. Hovnanian Homes built out the remaining neighborhoods. Construction is now essentially complete, making this a resale market with very occasional newer inventory. Homes range from about 1,200 to 3,211 square feet, with single-level first-floor-living floorplans and optional second-floor guest suites on select models. Every home is built on a conditioned crawl space and comes standard with a two-car garage, concrete driveway, beaded vinyl siding, 25-year architectural shingles, professionally designed landscaping, and interior finishes like hardwood entry foyers, crown molding, and 9-foot first-floor ceilings.
