Bay Crossing

Bay Crossing is a 256-home, deed-restricted 55+ active adult community tucked into 106 acres on the east side of Route 1 in Lewes, Delaware — a distinction that matters locally, because it's the only active adult community in Coastal Delaware positioned east of the Coastal Highway with that kind of beach proximity. Downtown Lewes (the "First Town in the First State," founded by the Dutch in 1631) is 2.5 miles away, and Rehoboth Beach is about 5 miles south. The Midway Multiplex theater and the Route 1 retail corridor — home improvement stores, grocery, movie theaters, tax-free shopping and dining — sit essentially at the community's front door. Developed between 2005 and 2016 by Pulte Homes and Blenheim Homes, Bay Crossing is a mix of 84 attached villas and 172 detached single-family homes. Homes were designed for low-maintenance living but with features often missing in Florida and Arizona 55+ communities: full basements (some walk-out), two-car garages, and wooded rear lots on many sites. Most models were built as one-level floor plans with an optional second-floor loft adding a bedroom and bath. Attached villas tend to trade in the low-to-mid $300s, with detached homes ranging up into the $500s and occasionally higher for upgraded single-family resales. The centerpiece is a clubhouse (roughly 5,000–6,000 sq ft depending on the source) that houses a fitness center, aerobics and dance studio, ballroom with dance floor and full kitchen, library, billiards/game room, arts and crafts room, and multi-purpose room. Outside, residents have an outdoor pool, tennis courts, bocce courts, and a network of sidewalks and walking trails winding past ponds and fountains. Common grounds, lawn maintenance, irrigation water, trash pickup, and snow removal are all covered by the HOA, managed by Premier Community Association Management (PCAM). Socially, Bay Crossing punches above its weight for a 256-home community. Resident committees run the clubhouse and activities calendar, which regularly includes a 4th Friday Happy Hour, men's club, ladies' club, golf club, ladies' and men's golf leagues, bocce (including a couples' league), Bay Crossing Walkers, Mah Jongg, Mexican Dominoes, bridge, book club, billiards, ladies' tennis, and a ladies' movie discussion group. Residents also host annual traditions like summer pool parties and a holiday party. The overall feel is tight-knit and engaged rather than sprawling — people know their neighbors. Location is a core part of the pitch. Cape Henlopen State Park (ocean beaches, fishing pier, nature trails, bird-watching) is roughly 3.5–4.7 miles away. Lewes Beach on the calmer Delaware Bay is 2.5–3.7 miles and easily bikeable. Nassau Valley Vineyards, the Cape May–Lewes Ferry, Beebe Healthcare's flagship Lewes hospital, and the historic downtowns of both Lewes and Rehoboth are all within a short drive. Delaware's lack of sales tax and its favorable retirement tax treatment add to the appeal.
