Hovnanian's Four Seasons at Hatteras Hills is a resort-style, age-restricted 55+ community in Magnolia, Delaware, set in the quieter countryside of Kent County about 15 minutes south of Dover and roughly 45–50 minutes from the Delaware beaches at Lewes, Rehoboth, Bethany, and Dewey. When complete, the community will total 400 single-family homes; construction began in 2023 and is ongoing, with roughly 255 homes delivered so far. All homes are new construction from K. Hovnanian's Four Seasons brand, built on slab or with unfinished basements (finished basements with a full bath and rec room are an available upgrade). Floor plans include the Asheville, Aberdeen, Cordoba, Barcelona, and Daffodil V, ranging from roughly 1,768 to 2,737 square feet with 2–4 bedrooms, 2–3.5 baths, first-floor primary suites, and two-car garages. Every home is delivered in one of four designer-curated interior Looks — Loft, Farmhouse, Classic, or Elements — which coordinate cabinets, counters, flooring, and finishes into a cohesive style without the decision fatigue of a full design center. Social life centers on a 6,000-square-foot clubhouse with a fitness center (cardio and strength equipment plus regular yoga, aerobics, and water aerobics classes), an aerobics and dance studio, multi-purpose and meeting rooms, a demonstration/gathering kitchen, billiards, and a hobby and game room. Outside, residents gather around a resort-style pool with a sundeck, a tiki bar, and a fire pit.
