Roesville

Roesville is a 55+ active adult community in Felton, Delaware, developed by J.S. Hovnanian & Sons — the South Jersey-based builder's first venture into Delaware. Sited on Roesville Road just off the Route 1/Frederica corridor in Kent County, the community was designed for a new generation of 55+ buyers who wanted only the features they actually use in a home, without the bloat. Hovnanian surveyed 500 prospective buyers before launching and used that feedback to shape the five-to-nine ranch floor plans offered across the community. Homes are all single-story ranch-style, ranging from roughly 1,200 to 2,233 square feet with two to four bedrooms, two or three baths, and attached two-car garages. Standard features include 9-foot ceilings, covered front porches, gourmet kitchens with center islands and pantries, spacious master suites with walk-in closets, hobby rooms, internet centers, and walk-up floored attic storage above the garage. Basements are available as an option. Every home is built using sustainable, energy-efficient construction practices, which residents cite as a meaningful reason for lower monthly utility costs. Construction began in 2008 and continued through roughly 2014, at which point new construction paused. The plan called for 470 homes and a 10,000+ square foot amenity center called The Lodge, with indoor and outdoor pools, tennis, a fitness center with yoga/stretching area, card and game rooms, billiards, a travel library, and a grand ballroom. The full Lodge has not been completed; residents currently share a smaller temporary recreation facility with a great room, card and game lounge, media lounge, and a private fitness room with cardio and weight equipment. Outdoor amenities at the neighborhood level include a 10-station walking/fitness trail, horseshoe pits, and a bocce court. Even without the finished clubhouse, the social calendar is active. Resident-run clubs and groups include Bingo, Bridge, Card Games, Craft Night, Knit & Stitch, Ladies Auxiliary, Meditation, Movie Night, Walkers Club, and Yoga. The HOA handles lawn maintenance, snow removal, and upkeep of all common grounds, so residents get genuine lock-and-leave living. Location is one of Roesville's quiet strengths. Felton itself is a small, historic railroad town with a relaxed country feel, but the community sits almost exactly midway between the Chesapeake Bay Bridge and Rehoboth Beach, each about an hour away. Dover — the state capital, home to Dover International Speedway and Dover Air Force Base — is a short drive north, with Bayhealth Kent General Hospital, shopping, and dining. The Lewes ferry to Cape May, New Jersey is within reach for day trips, and Delaware's tax-friendly profile (no state sales tax, no tax on Social Security) is a recurring draw for retirees relocating from the Northeast. Buyers should be aware that because the original development paused, HOA governance and amenity completion have been ongoing resident concerns, and prospective owners should review the current covenant and financial position before buying.
