The Village of Cinderberry is an intimate 55+ active adult condominium community of 170 homes tucked just outside downtown Georgetown, Delaware — the county seat of Sussex County and one of the few 55+ communities in the state within walking distance of a real town. Sitting at the intersection of Routes 113 and 9, it offers easy access to Delaware's beloved coastal resorts (Rehoboth, Dewey, Lewes, Bethany) while keeping residents close to everyday conveniences, medical care, and the quieter rural character of southern Delaware. The community was started in 2003 by Circle J Developers, who built the first 140 homes. LBG Homes later acquired the project and is finishing out the remaining lots (approximately 15 as of 2025) with new single-family construction — meaning Cinderberry is that rare animal: a mature, established neighborhood where you can still buy a brand-new home. Base prices on new construction run from the mid-$200s to the mid-$300s, and resale homes generally land in a similar range, making this one of the most affordable coastal-adjacent 55+ options in Delaware. Home styles include attached twin/duplex condos (joined at the garage) and detached single-family homes, all offering two or three bedrooms across roughly 1,458 to 1,670 square feet. Most are single-level floor plans, though some models feature a second-story loft. Standard finishes lean traditional — designer cabinets, marble bath countertops, raised six-panel doors — and homes are designed with generous closet space and deep garages. The social heart of the community is Cinderberry Hall, a roughly 7,000-square-foot clubhouse that houses a heated saltwater indoor pool, an outdoor pool, a fitness/exercise room, a library, a card and billiards room, a hobby and game room, and a large multi-purpose hall. There are also shuffleboard courts and horseshoe pits outside. There is no paid activities director — residents themselves run an active calendar that typically includes poker, mah jongg, bunco, bingo, bridge, pinochle, dominoes, yoga, water aerobics, horseshoes, and potluck dinners. It's a smaller, friendlier-by-necessity atmosphere rather than a mega-community with dozens of formal clubs. The condo fee (roughly $390/month or $4,680/year as of 2025) covers a lot: all exterior maintenance, lawn care, landscaping, irrigation, snow removal, trash, and the clubhouse and pools. Cinderberry is on public water and sewer. Location-wise, Delaware Technical Community College and the Possum Point Players theater are minutes away, the Delaware Coastal Airport sits just a few miles north, and Rehoboth Beach is about 30 minutes east. Salisbury, MD and its shopping/medical hub are about 30 minutes south; Dover is roughly 30 minutes north. For buyers who want the Delaware beaches lifestyle without beach-town pricing — and who prefer a tight-knit community over a sprawling master-planned resort — Cinderberry is a long-standing, well-kept option.
