The Mainlands of Tamarac by the Gulf is an established 55+ community in the heart of Pinellas Park, centrally located between St. Petersburg, Clearwater, and Tampa. Developed by Ken Behring beginning in 1969, with construction continuing through 1989 (the majority of homes built in the early 1970s), the community is home to roughly 1,500 single-family "condo" homes — detached houses owned as condominiums, which is how the HOA is able to blanket-cover exterior maintenance, roof repair, lawn care, and utilities. The community is organized into seven distinct Units, each operating as its own independent neighborhood association with its own clubhouse, heated pool, shuffleboard courts, activity calendar, and board of directors. This decentralized structure gives each Unit its own personality and social rhythm — some Units skew more social with pancake breakfasts, dances, card games, and holiday parties, while others are quieter and more low-key. Monthly fees and exact inclusions vary by Unit (observed fees range roughly from the high $300s to the mid $500s), but across the board the fee structure is one of the community's biggest draws: cable, internet, water, sewer, trash, lawn and irrigation, exterior painting, and roof maintenance are typically included. That's a remarkable value for single-family living in Pinellas County. Homes are block-and-stucco construction ranging from about 817 to 1,956 square feet, with two or three bedrooms, one or two bathrooms, and an attached one- or two-car garage. Floor plans are named after tropical plants — the Philodendron, Eden, La Mancha, and others — and many have been updated over the years with granite counters, new appliances, impact windows, tile roofs, and Florida rooms. Most have flexible bonus spaces that owners use as offices, dens, or craft rooms. The community is golf cart friendly and wraps around the public Mainlands Golf Course, a par-67 executive course with a pro shop, cart rentals, and restaurant open to residents and the general public — residents can literally drive a cart from their driveway to the first tee. Daily life tends to center on the Unit clubhouses, the pool, and the golf course, with additional nearby options at Freedom Lake Park (dog park, fishing, walking track, Korean War Memorial), Helen Howarth Park, and Sawgrass Lake Park. Location is the other major selling point. Residents are a short drive to multiple Publix, Winn-Dixie, Whole Foods, Aldi, and Sam's Club stores; close to Northside Hospital, St. Anthony's Hospital, and St. Petersburg General; roughly 25 minutes from Tampa International Airport; under 30 minutes to downtown St. Petersburg and downtown Tampa; and within easy reach of the Gulf beaches, John's Pass Boardwalk, the Museum of Fine Arts, and ZooTampa.
