Regency at Waterset

Regency at Waterset is a gated 55+ enclave built by Toll Brothers inside the larger Waterset master-planned community in Apollo Beach, Florida — the South Shore area of Hillsborough County, about 18 miles south of downtown Tampa. Toll Brothers broke ground in May 2024 on what will ultimately be roughly 547 single-family and villa homes delivered in 3-4 phases, with approximately 150 homes in the initial phase. It is the only active-adult neighborhood within the established Waterset master plan, giving residents a private gated setting while still offering access to the amenities, parks, and 12+ mile trail system of the broader Waterset community. Homes are offered in three distinct collections. The Teal Collection features low-maintenance villa-style duet homes from 1,602 to 1,801 sq ft with 2-3 bedrooms and 2 bathrooms, carrying the lower HOA tier (~$35/month). The Vine Collection offers two-story single-family designs from 1,661 to 1,979 sq ft with 2 bedrooms, 2 baths, and 2.5-car garages. The Wren Collection is the most expansive, with single-family homes from 2,261 to 2,596 sq ft featuring 2-3 bedrooms, 2.5-3 baths, and 3-car garages — Wren carries a higher HOA (~$441/month) reflecting more extensive services. CDD fees run roughly $77-$118/month depending on the collection. All homes include Toll Brothers' smart-home features (keyless entry, Wi-Fi thermostat, Wi-Fi garage control) and are personalized through the Toll Brothers Tampa Design Studio. The community's hub is The Cove Amenity Center, a private resort-style facility reserved exclusively for Regency residents. The Cove houses a great hall, game room, state-of-the-art fitness center, group fitness studio, gathering and social rooms, and a dedicated hobby/card space. Outdoors, residents enjoy a resort-style swimming pool and spa, a covered outdoor kitchen, a firepit lounge area, a game lawn, a dog park, and dedicated bocce, pickleball, and tennis courts.
