Harbour Isle on Anna Maria Sound is a gated, 220-acre resort-style waterfront community on Perico Island in Bradenton, Florida, developed by Minto Communities beginning in 2011 on what was formerly the stalled SevenShores project. Sitting directly across from Anna Maria Island — repeatedly ranked among Florida's best Gulf Coast beach destinations — the community is nearly surrounded by water, with Anna Maria Sound to the west and Perico Bayou to the east, and a central 38-acre lake used for kayaking. The community is approved for 686 homes spread across three primary neighborhoods: Mangrove Walk, Edgewater Walk, and Marina Walk. Mangrove Walk and the original phase of Edgewater Walk sold out shortly after opening, and Marina Walk — Minto's third neighborhood with its Nautical Series coach homes and Caribbean-inspired architecture — now anchors new construction activity alongside the adjacent One Particular Harbour Margaritaville-branded condo project. Homes are primarily coach homes and condominiums ranging roughly from 1,456 to 2,962 square feet, with a handful of three-story townhouse-style residences like the 3,564 sq ft Harbour Grand Retreat (one of which sold for $1.6M in early 2025). Architecture throughout is Southern Coastal and Caribbean in style — a deliberate break from the Mediterranean look dominant in Southwest Florida. The showpiece amenity is the 23,000 sq ft, two-story Beach Club sited directly on Anna Maria Sound. It includes a 4,200 sq ft fitness center, a second-floor Sky Bar Lounge with billiards and balcony dining, a covered Cabana Bar, a resort-style pool and Jacuzzi, private lounging cabanas, a yoga lawn, an event lawn, and a sandy beach recreation area with kayak and paddleboard launch. Each of the three neighborhoods also has its own private amenity package — four neighborhood resort-style pools total, plus outdoor kitchens, fire pits, cabanas, and individual kayak launches. Two miles of walking trails ring the island and connect the 38-acre interior lake with the surrounding mangrove preserve. Wildlife sightings — manatees, dolphins, ospreys, egrets, spoonbills — are a daily occurrence. Just outside the gates sits the Safe Harbour Marina with wet and dry boat storage, the Jimmy Buffett-inspired Compass Hotel, and the Floridays waterfront tiki restaurant — effectively extending the community's amenity footprint. A short drive across the Manatee Avenue causeway leads directly to Anna Maria Island's beaches, restaurants, and shops; in the other direction, Bradenton's services, hospitals, and highways are minutes away. Harbour Isle has won "Best Overall Community" and "Best Amenities" at the Manatee-Sarasota Building Industry Association Parade of Homes multiple years running. It is NOT a deed-restricted 55+ community — a significant share of residents are retirees and seasonal snowbirds, but the demographic has broadened to include younger families and second-home owners. A 30-day minimum rental rule keeps the community from becoming a short-term rental zone, and the community was developed without CDD funding, meaning no annual CDD assessment on tax bills. HOA dues are structured at multiple levels (master association plus individual condo associations for Mangrove Walk, Edgewater Walk, and Marina Walk), and fees vary by neighborhood and unit type.
