On Top of the World Clearwater is one of Florida's largest and most established 55+ active adult communities, sprawling across a gated campus just off Belcher Road in Pinellas County with nearly 5,000 condominium units spread among 96 buildings. Founded by the Colen family's On Top of the World Communities (which also operates its larger sister community in Ocala), the Clearwater location was built between 1960 and 1993 and today operates on a resale-only basis — no new construction. Each building carries its own distinct architectural identity representing a country or region, giving the grounds a notably eclectic character with names like Baghdad, Switzerland, Mandarin, Granada, Casa Verde, Curacao, and Queen Victoria. Life here is structured around two Activity Centers — East and West — that together function like a small all-inclusive resort. The East Activity Center (at 2069 World Parkway Blvd E) houses the main fitness center with treadmills, ellipticals, stationary bikes, circuit equipment and free weights, plus an aerobics and dance studio, auditorium with stage for live resident theater productions, library, computer room, billiards room, poker room, card room, ceramics studio, arts and crafts studio, lapidary workshop, woodworking shop, and catering kitchen. Outside the East Center you'll find a heated outdoor pool, four tennis courts, eight horseshoe pits, twelve shuffleboard courts, lawn bowling greens, and pickleball. The West Activity Center adds a second fitness center, a second outdoor pool with adjacent whirlpool spa, billiards and multipurpose rooms, a card room, a patio lounge, and the community's dog park. On the west end of the property, Harbor Lake offers a fishing pier plus room to kayak and canoe, and paved walking and biking trails wind through the wooded grounds. Golf is central to the community's identity: residents play free on two private courses that first opened in 1971 — an 18-hole Chic Adams-designed course measuring about 4,023 yards from the longest tees, purpose-built for senior golfers with a premium on short-game skill, and a separate nine-hole course. Guests can play with a resident for about $20. On-site dining and everyday needs are handled by the Good Karma Café, serving specialty coffee, Danish, sandwiches and ready-to-heat meals — plus a community restaurant for casual sit-down dining. Social life is genuinely busy. A full-time activities director coordinates the calendar, and by one count the community supports more than 170 clubs covering everything from ballroom dance, bingo, bridge, canoeing and ceramics to a Canadian snowbird club, Spanish and French language groups, a computer club, music group, theater workshop, greyhound club and volunteer organizations. Pets are welcome, the community is fully gated, and a free community shuttle bus plus fuel-efficient Pinellas County buses that stop inside the development mean residents can skip driving for most errands. Condos themselves range from roughly 700 to 1,750 square feet, most 1BR/1BA or 2BR/2BA, with assigned parking (no garages). Interior features commonly include vaulted or cathedral ceilings, Florida rooms, marble or ceramic tile, hurricane shutters, and generous closet space; some buildings have elevators. Buyers should note the community requires a minimum 35% down payment and long-term rentals of six months or more are permitted. The HOA is condo-association-based with monthly fees that vary by building and unit type but are widely regarded as among the lowest for a comparably-amenitized community in Clearwater — typically covering exterior maintenance, cable, internet (via Summit Broadband bulk package), water, sewer, trash, grounds, insurance on common areas, and full amenity access. Location is a major selling point: downtown Clearwater sits less than 5 miles away, Clearwater Beach (repeatedly ranked among the best beaches in the U.S.) is under 9 miles west, Morton Plant Hospital is about 7 miles away, St. Pete–Clearwater International Airport is roughly 10 miles out, and Tampa International Airport is about 20 miles. Publix is less than a mile from the gate, with Walmart Supercenter, Sprouts, Hobby Lobby and the Westfield Countryside Mall all within a short drive. For retirees wanting near-beach Gulf Coast living with huge amenities and condo-level pricing, On Top of the World Clearwater is one of the most distinctive options in the Tampa Bay market.
